Searches on my Conveyancing Quote

How long do local search LLC1 searches take? The ETA for a local search LLC1 can vary significantly, from 24 hours to six weeks! Although we order all our Local Authority searches via a website some searches are still processed administered manually by the Local Authority. Also the search ETA can be affected by seasonal demand levels and council staffing levels.

I am told that the official local Search in Abbots Leigh will show if the land is contaminated. Is that accurate? That is not right. Whilst it is correct that councils are now in the process of identifying polluted property and recording these sites on registers – this is a process which will take a decades to finish. Needless to say any ground listed within these areas will be difficult to sell in the future. Unfortunately these records although disclosed by any Con29 Search are likely to be incomplete.

Apart from showing that the site in Abbots Leigh is connected to the mains water supply and mains drainage what other replies does a Drainage & Water Enquiry contain? A water authority search shows to a potential owner that the property they are purchasing does not need a “build over consent” because the previous owner has constructed an alteration adjacent a public drain. It also shows a raft of other replies such as water quality and historical evidence of internal sewer flooding.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

used the services from KER for conveyancing my first property purchase. I would like to specially thank Mouzzam Yamin. He detailed every aspect of the process and was transparent in all the communication. The responses were quick and clear. The team behind were very friendly and professional. I would strongly recommend them and wouldn’t hesitate to use them again.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer time if you are trading selling down and have a lot of items to clear. You can accelerate the process if it is your first purchase. You may be able to exchange and complete on the same day. However your desire depend on what  others in the chain will comply with.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when looking at a estimate what disbursements apply to your matter and check any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £50 cheaper than Firm A, but what about that unusual ‘disbursement’ of £150 that Firm B is charging as an ‘expedition fee’? In practice it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound better by adding on costs disguised as ‘disbursements’. Make sure that any estimates you get contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were originally paper documents – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually retained by your mortgage lender or solicitor. If these deeds are mislaid this can cause problems. Registration has been compulsory for all dealing with the deeds for some times now although this was brought in at different times across the country. For the time in Abbots Leigh you should check with your solicitor. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Abbots Leigh

Are you on the panel of Buckinghamshire Building Society? Yes we act for all major lenders and many smaller lenders.

Are you able to conduct Lifetime ISAs? Yes we deal with Lifetime ISAs in Abbots Leigh.

What is a first time buyer? The description of a first time buyer may differ from your mortgage product when considering Stamp Duty . A first time buyer according to the Revenue is an real person who has never owned an interest in any residential property in the England or anywhere else in the world and who intends to occupy the property as their home. If you press “yes” to the “First Time Buyer” question on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the Stamp Duty Land Tax position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty Land Tax for each band for all property over forty thousand pounds. If you chose “yes” to the “Buy to Let/Second Owner” toggle on the conveyancing quote the correct rate will calculate for you.

If we are buying a maisonette what additional payments can we anticipate? This is one tricky area where we cannot give you all the expenses up front in our estimate. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a landlords and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £550. This is why the government is considering regulating this area.

If we are selling a house in a retirement development what additional payments can we anticipate? We cannot give you all the figures up front in our quote. There are going to be two potential costs. First, the costs charged by freeholder and managing agents will vary for providing replies often in a form called LPE1. The charge for this varies from company to company on average it is around £200 but is can be higher in extreme cases. Second, the lease often contains a agreement for the assigning to pay a fee to the freeholder based on a percentage of the market value which is mainly 2% although other formula may be used. The lease will need to be checked carefully.
