Searches on my Conveyancing Quote

How long do Official Local Authority search searches take? The ETA for a local search LLC1 can vary significantly, from 24 hours to six weeks! Although we order all our local searches LLC1 searches via a website some searches are still processed processed manually by the local council. Also the search timescale can be affected by seasonal demand levels and local council staffing levels.

When we ask for an Environmental investigation on the property mentioned on the conveyancing quote for the property in Aberford what will it reveal? The search provides information of present and past pollution risks together with a assessment from an environmental expert confirming whether or not the land could be classified contaminated land by the London Borough/council. It may also reveal other information such as whether the property is within a flood risk area (which may have an effect on the availability and cost of home insurance), whether it is on or near a landfill site and in an area of high subsidence or landslip. It may also shown whether the property is affected by coal mining and radon risks.

What is a water authority search ? A a CON29DW confirms to a future owner that the house they are acquiring is connected to the mains water supply and mains drainage. This is particularly important in parts of Aberford which are countryside as there may be a a private drainage system.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

We were recommended to use Mouzzam by a friend at work on the purchase of our first house. I have no regrets as we had a great experience. Everything went very smoothly, emails and calls were returned quickly and provided us with all the information we needed. Would definitely recommend and will happily use Kenneth Elliott and Rowe again!.

Remember if the process drags on, we will not hit you with additional charges.

General Conveyancing Tips

Remember there are more often than not one or more related purchases involved in the “chain” and the interdependence of these purchases means that everyone moves at the pace of the slowest link in the chain.

Always check what you are acquiring? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common mistakes a consumer makes is not checking the plan properly. It is a best to go to the property to check that what is shown on the plan agrees with what you think you’re purchasing on site. All too often buyers mistakenly think that a piece of land at the side or rear of the land is theirs, only to discover that the legal title to the property doesn’t include this bit of garden. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the land it stands on. As you have everything you are responsible for all bills needed to uphold the fabric of the building. Leasehold usually applies to flats or maisonettes although in some parts of the country including Aberford some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a nominal ground rent of a few pounds to the freeholder each year. For leasehold there will be a lease agreement with the landlord setting out the rights and obligations including the requirement to pay jointly to the maintenance of the building in which the leasehold property is located and possibly also building insurance.

FAQs in Aberford

Are you able to deal with a mortgage with Barclays Bank plc in Aberford? Yes we are on the mortgage Panel for this lender.

We note that you do not have an office in Aberford? Is this a concern? No because like all modern firms of lawyers we rely on technology to assist us in our firm to ensure that matters are dealt with swiftly. Your proximity to our office is not significant. We are also authorised by the Solicitors Regulation Authority to carry out work throughout England and Wales (which obviously includes Aberford).

What SDLT will I pay if I am a first time buyer? First time buyers paying £300,000 or less for a residential property will pay no SDLT. If you are paying between £300,000 and five hundred thousand pounds will pay SDLT at 5% on the amount of the purchase price in excess of three hundred thousand pounds – a reduction of £5,000 compared to standard rates of Stamp Duty . If the price is over £500k there is no relief for the first time buyer and the normal rates apply. If you press “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the SDLT position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty Land Tax for each band for all property over £40,000. If you chose “yes” to the “Buy to Let/Second Owner” option on the conveyancing quote the correct rate will calculate for you.

If we are buying a maisonette what additional disbursements can we anticipate? This is one tricky area where we cannot give you all the disbursements up front in our quote. This is because leases vary in their requirements and also the costs charged by freeholder and managing agents also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £650. This is why the government is considering regulating this area.

If we are selling a house in a retirement development what additional payments can we anticipate? We cannot give you all the disbursements up front in our on line quote. There are going to be two potential costs. First, the costs charged by freeholder and management companies will vary for providing responses often in a questionnaire called LPE1. The charge for this varies from company to company mainly it is around £200-300 but is can be more in unusual cases. Second, the lease often contains a clause for the selling to pay a fee to the landlord based on a percentage of the sale price which is often 1% although other formula may be used. The lease will need to be checked carefully.
