Searches on my Conveyancing Quote

How long do Official Local Authority search searches take? The timescale for a Enquiries of the local authority search can vary significantly, from 24 hours to six weeks! Although we order all our Official Local Authority searches electronically some searches are still processed completed manually by the council. Also the search wait time can be affected by seasonal demand levels and council staffing levels.

When we obtain a Environmental investigation on the property mentioned on the conveyancing quote for the property in Abthorpe what will it reveal? The search provides data of present and past contamination risks together with a certificate from an environmental expert confirming whether or not the land parcel could be designated contaminated land by the Local Authority. It may also reveal other information such as whether the property is within a flood area area (which may have an effect on the availability and cost of home insurance), whether it is on or near a landfill site and in an area of high subsidence or landslip. It may also shown whether the property is affected by coal mining and radon prone area.

Apart from showing that the house in Abthorpe is connected to the mains water supply and mains drainage what other details does a water authority search include? A a CON29 DW search illustrates to a future buyer that the site they are interested in does not need a “build over consent” because the vendor has constructed an alteration near a public drain. It also shows a raft of other information such as water quality and historical evidence of internal sewer flooding.

General Conveyancing Tips

How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer timeframe if you are trading trading down and have a lot of items to get rid of. You can quicken the process if it is your first purchase. You may be able to exchange and complete simultaneously. However your option depend on what  others in the chain will consent to.

Always check what you are acquiring? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common mistakes a purchaser makes is not checking the plan properly. It is a good idea to go to the land to check that what is shown on the plan agrees with what you think you’re purchasing on site. All too often home buyers mistakenly think that a piece of land at the side or rear of the site is theirs, only to later discover that the legal title to the property doesn’t include this area. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the ground it stands on. As you own everything you are responsible for all expenses needed to uphold the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Abthorpe some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a minor ground rent of a few hundred pounds to the freeholder each year. For leasehold there will be a lease agreement with the freeholder setting out the rights and obligations including the requirement to contribute jointly to the upkeep of the building in which the leasehold property is located and possibly also building insurance.

FAQs in Abthorpe

Are you on the panel of Santander? Yes we act for all major lenders and many smaller lenders.

Are you able to conduct Help to Buy ISAs in Abthorpe? Yes we are on the panel so we can deal with Help to Buy ISAs.

What is a first time buyer? The classification of a first time buyer may differ from your mortgage product when considering Stamp Duty . A first time buyer according to the Inland Revenue is an person who has never owned an interest in any residential property in the UK or anywhere else in the world and who intends to occupy the property as their home. If you chose “yes” to the “First Time Buyer” question on the conveyancing quote the correct rate will calculate for you.

If I am Buying my first house and I already own a share in another home or a buy to let will I pay higher rate stamp duty? This is complex. In certain circumstances you will not need to pay this for example if you have recently inherited a share in a property. We would need to advise you specifically on this.

If we are buying a leasehold what additional disbursements can we anticipate? This is one tricky area where we cannot give you all the costs up front in our estimate. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £500. This is why the government is considering regulating this area.

We are administrators of our mother estate. Do you deal with sales by administrators? Yes. As executors of the Estate you can sell and our fees remain the same as quoted for this type of Seller.
