What is not included in a local authority search? Note that local searches are often relevant to only the property you are purchasing and might not reveal developments next door or located a short distance away. (Tip: in this instance you may wish to make additional enquiries at your planning department covering Adderley. Usually, you can search most planning applications on the council’s website by postcode or by map search).

Is there a need environmental searches in Adderley? Statutory rules have resulted in a clear-up system for contaminated sites. The basic position is that the polluter should remediate however where that party cannot be found (for example because the work was done some time ago or the company has gone into a winding up the liability for remediation costs passes to the current owner (who could be you). Even if you are purchasing an lease in Adderley you may find that you are liable for the cost of any remediation through the maintenance charge provisions of the lease.

What is a a CON29 DW search ? A a CON29DW confirms to a prospective buyer that the site they are purchasing is connected to the mains water supply and mains drainage. This is particularly worth knowing in parts of Adderley which are not built up as there may be a a private drainage system.

General Conveyancing Tips

How long does conveyancing take? For relatively normal sale or purchase, expect the conveyancing of your property to take approximately eight and twelve weeks.

Always check what you are acquiring? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common errors a home buyer makes is not checking the plan properly. It is a good idea to go to the site to check that what is shown on the plan agrees with what you think you’re buying on site. All too often consumers mistakenly think that a piece of land at the side or rear of the land parcel is theirs, only to find out that the legal title to the house doesn’t include this land. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you own everything you are responsible for all outlays necessary to maintain the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Adderley some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a nominal ground rent of a few hundred pounds to the freeholder each year. For leasehold there will be a lease agreement with the freeholder setting out the rights and obligations including the requirement to contribute jointly to the maintenance of the building in which the flat is located and possibly also building insurance.

FAQs in Adderley

Are you able to deal with a mortgage with The Mortgage Lender Limited in Adderley? Yes we are on the mortgage Panel for this lender.

Are you able to manage Help to Buy ISAs in Adderley? Yes we are on the panel so we can deal with Help to Buy ISAs.

What is a first time buyer? The definition of a first time buyer may differ from your mortgage product when considering SDLT. A first time buyer according to the Inland Revenue is an real person who has never owned an interest in any residential property in the England or anywhere else in the world and who intends to occupy the property as their home. If you chose “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

What SDLT if I am buying a second home in Adderley? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of SDLT for each band for all property over forty thousand pounds. If you select “yes” to the “Buy to Let/Second Owner” option on the conveyancing quote the correct rate will calculate for you.

If we are buying a leasehold what additional disbursements can we anticipate? This is one tricky area where we cannot give you all the disbursements up front in our quote. This is because leases vary in their requirements and also the costs charged by freeholder and managing agents also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £450. This is why the government is considering regulating this area.

We have obtained Letters of Administration for my family estate. Do you deal with sales by administrators? Yes. As executors of the Estate you can sell and our fees remain the same as our standard quote for this type of Seller.

About Adderley.

Adderley is a village and civil parish in the English county of Shropshire, several kilometres north of Market Drayton. It is known as Eldredelei in the Domesday Book. The Irish statesman Robert le Poer was parish priest of Adderley c.1320.

Here is the description of the village from The National Gazetteer of Great Britain and Ireland (1868):

“ADDERLEY, (or Atherley), a parish in the hundred of North Bradford, in the county of Salop, 4 miles to the N.W. of Market Drayton. It is situated on the Grand Junction canal and the river Weaver. It comprises the townships of the Morrey and Spoonley. The living is a rectory* in the diocese of Lichfield value £665, in the patronage of Richard Corbet. The church is dedicated to St. Peter. The parochial charities amount to £68 a year. Shavington Hall, the residence of the Earl of Kilmorey, and Adderley Hall are the principal seats.”

St Peter’s church, rebuilt in 1801, is a grade I listed building.

Among local facilities is a village hall, opened in 1921 as a First World War war memorial to local men who are commemorated on a brass tablet indoors. The hall replaced a club room which had become inadequate for the needs of the village.

Adderley Hall was completed in 1881 but was demolished in 1955.
