There is always likely to be a mortgage loan to organise and it should be noted that a solicitor cannot rely on a “nod and a wink” by mortgage broker or anyone else. We should have sight of your formal written mortgage offer in order that they may (i) be able to check that you are getting the amount you need and ensure that you can comply with any special conditions imposed in the mortgage terms.

Always check what you are acquiring? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest mistakes a customer makes is not checking the plan properly. It is a best to go to the property to check that what is shown on the plan agrees with what you think you’re purchasing on site. All too often clients mistakenly think that a piece of land at the side or rear of the land parcel is theirs,only to discover that the legal title to the land doesn’t include this area. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you have everything you are responsible for all costs needed to maintain the fabric of the structure. Leasehold usually applies to flats or maisonettes although in some parts of the country including Addlestone some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. About Addlestone.

Addlestone ( or /ædəlstn/) is a town in Surrey, England, approximately 18.6 mi (29.9 km) southwest of London. The town is recorded as Attelsdene in 1241 and its name is probably derived from that of a Saxon landowner. Previously part of the parish of neighbouring Chertsey, it began to grow as significant settlement in its own right from the mid-18th century. The Civic Centre, which houses the offices of Runnymede Borough Council, Addlestone Police Station and the local library, opened in 2008.

Addlestone is home to the ancient Crouch Oak tree, under which it is said Queen Elizabeth I picnicked. It also marked the edge of Windsor Forest before the forest was cut down to build towns.

Addlestone railway station is on the Chertsey Branch Line and train services to and from London Waterloo are operated by South Western Railway. The town is within the M25, close to junction 11.
