Searches on my Conveyancing Quote

How long do local search LLC1 searches take? The wait time for a local search LLC1 can vary significantly, from 24 hours to six weeks! Although we order all our Local Authority searches through an electronic search provider some searches are still processed administered manually by the Local Authority. Also the search ETA can be affected by seasonal demand levels and Local Authority staffing levels.

I am advised that the Con29 Searches in Addlethorpe will show if the land is contaminated. Is that correct? Not really. Whilst it is correct that councils are now in the process of locating contaminated land and recording these sites on registers – this is a process which will take a many years to end. Needless to say any properties listed within these areas will be difficult to sell in the future. Unfortunately these records although disclosed by any local authority Search are likely to be incomplete.

Apart from showing that the house in Addlethorpe is connected to the mains water supply and mains drainage what other data does a Drainage & Water Enquiry contain? A water authority search confirms to a potential purchaser that the house they are purchasing does not need a “build over consent” because the vendor has constructed an addition to the house adjacent a public drain. It also shows a raft of other results such as water quality and historical evidence of internal sewer flooding.

General Conveyancing Tips

How long does conveyancing take? For relatively simple sale or purchase, expect the conveyancing of your home to take on average eight and twelve weeks.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when looking at a estimate what disbursements apply to your purchase and check any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £99 cheaper than Firm A, but what about that unusual ‘disbursement’ of £150 that Firm B is charging as an ‘expedition fee’? In practice it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound cheaper by adding on fees disguised as ‘disbursements’. Make sure that any written quotes you order contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were originally bundles of papers – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually stored by a mortgage lender or solicitor. If these deeds are destroyed this can cause problems. Registration has been compulsory for all dealing with the deeds for some period now although this was brought in at different times across the country. For the time in Addlethorpe you should check with your lawyer. Thankfully most deeds are now registered and cannot be lost. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Addlethorpe

Are you able to manage a mortgage with Santander in Addlethorpe? Yes we are on the mortgage Panel for this lender.

Are you able to handle Lifetime ISAs? Yes we deal with Lifetime ISAs in Addlethorpe.

What Stamp Duty will I pay if I am a first time buyer? First time buyers paying £300k or less for a residential property will pay no SDLT. If you are paying between three hundred thousand pounds and five hundred thousand pounds will pay SDLT at 5% on the amount of the purchase price in excess of £300k – a reduction of £5,000 compared to standard rates of Stamp Duty . If the price is over half a million pounds there is no relief for the first time buyer and the normal rates apply. If you select “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If I am Buying my first house and I already own a share in another home or a buy to let will I pay higher rate stamp duty? This is complex. In certain circumstances you will not need to pay this for example if you have recently inherited a share in a property. We would need to advise you specifically on this.

If we are buying a leasehold what additional payments can we anticipate? This is one tricky area where we cannot give you all the expenses up front in our on line quote. This is because leases vary in their requirements and also the costs charged by freeholder and managing agents also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £600. This is why the government is considering regulating this area.

If we are selling a leasehold what additional fees can we anticipate? We cannot give you all the expenses up front in our on line quote. The costs charged by freeholder and management companies will vary for providing information packs often in a pro forma response called LPE1. The charge for this varies from company to company mainly it is around £300 but is can be more in unusual cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the block or very small buildings such as a single house converted into two leaseholds.

About Addlethorpe.

Addlethorpe is a small village situated just off the A52 west of Ingoldmells in the East Lindsey district of Lincolnshire, England.

Addlethorpe is recorded in the 1086 Domesday Book with 102 households and two churches.

The parish church is dedicated to Saint Nicholas and is a Grade I listed building dating from the 15th century, being restored in 1875. Both the tower and the font are 15th-century, and the pulpit is early 18th-century. It lost its chancel in 1706. In the churchyard is the lower half of a 14th-century churchyard cross, which is both Grade II listed, and a scheduled monument.

The Wesleyan Methodists built a chapel here in 1837, which was rebuilt in 1968. It is now part of the Skegness Coast Methodist Churches group, with services every Sunday.

Addlethorpe Windmill was built about 1830 to replace an earlier post mill, and was constructed of tarred red brick. It ceased working in 1944, and today is missing its cap. It is a Grade II listed building.

The golf course is 6,400 yards (5,900 m) and has an unusual par of 74. Village includes two caravan sites.[citation needed]
