What is included in a local authority search covering Aisgill? There are two parts to a local authority search – Local Land Charges search and CON29. The LLC1 covers any charges or attendant restrictions relating to land or property. General Conveyancing Tips

How long does conveyancing take? For relatively normal sale or purchase, expect the conveyancing of your property to take possibly eight and twelve weeks.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when obtaining a quote what disbursements apply to your matter and check any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £99 cheaper than Firm A, but what about that unusual ‘disbursement’ of £140 that Firm B is charging as an ‘expedition fee’? In truth it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound more competitive by adding on costs disguised as ‘disbursements’. Make sure that any quotes you download contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the ground it stands on. As you own everything you are responsible for all costs necessary to uphold the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Aisgill some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a nominal ground rent of a few pounds to the freeholder each year. This is because leases vary in their requirements and also the costs charged by landlords and managing agents also vary. They can also be two parties to deal with i.e a landlords and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £550. This is why the government is considering regulating this area.

If we are selling a leasehold what additional expenses can we anticipate? We cannot give you all the figures up front in our quote. The costs charged by freeholder and management companies will vary for providing assignment packs often in a pro forma response called LPE1. The charge for this varies from company to company often it is approximately £300 but is can be higher in extreme cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the management or very small buildings such as a single house converted into 2 maisonettes.

About Aisgill.

Aisgill is the southernmost of the hamlets that comprise the parish of Mallerstang in the English county of Cumbria. It is on the B6259 road, at the head of Mallerstang dale, just before the boundary between Cumbria and North Yorkshire.

The highest waterfall on the River Eden, Hellgill Force, with a drop of about 9.75 metres (according to recent measurements) is just to the north, at grid reference SD779966. The river itself rises (at first as Red Gill beck, later becoming Hell Gill beck) below Hugh Seat in the peat bogs above here. It finally becomes the river Eden after merging with the Ais Gill beck, which flows down from Wild Boar Fell.

Aisgill is at both a county and a natural geographical boundary. It is at the watershed (sometimes called “the watershed of England”) from which the Eden flows north towards the Irish Sea via the Solway Firth, while the River Ure flows south towards Wensleydale, and eventually into the North Sea.

Swarth Fell frames the western side of the head of Mallerstang dale, and from Aisgill there is a view along the steep, narrow valley, with Mallerstang Edge and High Seat framing the eastern side. But the view at Aisgill is dominated by the great table-top bulk of Wild Boar Fell, to the south-west.

The Settle-Carlisle Railway reaches its highest point at “Aisgill Summit” 356 m (1,168 ft); and there is a small viaduct where the line crosses Ais Gill beck. There have been three notable rail accidents nearby: the Hawes Junction rail crash in 1910, one in 1913 and most recently in 1995.
