How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer timeframe if you are trading trading down and have a lot of items to get rid of. You can accelerate the process if it is your first purchase. You may be able to exchange and complete on the same day. However your option depend on what  others in the chain will allow.

Always check what you are purchasing? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common mistakes a buyer makes is not checking the plan properly. It is a best to visit the land to check that what is shown on the plan agrees with what you think you’re acquiring on site. All too often clients mistakenly think that a piece of land at the side or rear of the land is theirs,only to later discover that the legal title to the house doesn’t include this land. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you have everything you are responsible for all bills required to repair the fabric of the building. Leasehold usually applies to flats or maisonettes although in some parts of the country including Alberbury some houses are also leasehold. About Alberbury.

Alberbury is a village in Shropshire, England, 9 miles (14 km) west of Shrewsbury on the B4393 road which travels from Ford to Lake Vyrnwy. It is on to the England-Wales border, marked by Prince’s Oak.

The River Severn runs just north of the village, and most of the village is in a designated conservation area.

Alberbury Castle is at the centre of the village as is Loton Hall and the attached deer park. Alberbury is home to Loton Park, with the Loton Park Hill Climb run by the Hagley and District Light Car Club. The village also has a cricket club.

As part of the development of Central Ammunition Depot Nesscliffe in World War II, an ammunition depot was built beneath Loton Park. This was used for storage of Incendiary ammunition and chemical weapons shells and was operated in co-operation with and guarded by the United States Army Air Forces.

The village hall hosts meetings of the Women’s Institute and the Young Farmers’ Club. In 2008, the village made regional news due to a spectacular Christmas lights display put on at a local farm.
