How long do Local Authority search searches take? The ETA for a local search LLC1 can vary significantly, from 24 hours to six weeks! Although we order all our Local Authority searches electronically some searches are still processed processed manually by the local council. Also the search time can be affected by seasonal demand levels and Local Authority staffing levels.

I am advised that the local Search in Aldeby will show if the land is contaminated. Is that right? That is not correct. There is commonly mortgage finance to obtain and it should be noted that a conveyancer cannot rely on a oral confirmation by mortgage broker or anyone else. The conveyancing lawyer must generally have sight of your formal written mortgage offer in order that they may (i) be able to check that you are getting the amount you need and ensure that you can comply with any lender’s conditions imposed in the facility letter.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when getting a estimate what disbursements apply to your transaction and question any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £50 cheaper than Firm A, but what about that unusual ‘disbursement’ of £195 that Firm B is charging as an ‘expedition fee’? In truth it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound cheaper by adding on fees disguised as ‘disbursements’. Make sure that any quotes you obtain contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the ground it stands on. About Aldeby.

Aldeby is a village and civil parish in the English county of Norfolk. It is bounded to the south by the River Waveney, on the other side of which is Suffolk. The village is about five miles (8 km) by road from Beccles.

The civil parish has an area of 12.61 square kilometres and in 2001 had a population of 437 in 175 household, falling to a population of 422 in 180 households at the 2011 Census. For the purposes of local government, the parish falls within the area of the district of South Norfolk.

Aldeby is well known for its fishing pits and also historically for the apple factory (Waveney Apple Growers Ltd) based on Common Road that closed in the late 1990s. It also once had its own Aldeby railway station.

Aldeby is mentioned in the Domesday Book and was part of Clavering hundred. Aldeby Priory was located here.
