What is included in a local authority search covering Aldenham? There are two parts to a local authority search – Local Land Charges search and Enquiries of the local authority. How long do conveyancing searches take? This depends on how quickly each organisation takes to respond.Many local authorities will turn searches round in about a week, some in a matter of days, but some can take up to six weeks to respond.

Always check what you are acquiring? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest errors a purchaser makes is not checking the plan properly. It is a best to go to the house to check that what is shown on the plan agrees with what you think you’re acquiring on site. All too often purchasers mistakenly think that a piece of land at the side or rear of the land parcel is theirs,only to discover that the legal title to the property doesn’t include this site. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the land it stands on. As you own everything you are responsible for all bills required to repair the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Aldenham some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. This is why the government is considering regulating this area.

About Aldenham.

Aldenham is a village and civil parish in Hertfordshire, 3.5 miles (5.6 km) north-east of Watford and 2 miles (3.2 km) southwest of Radlett. It was mentioned in the Domesday Book and is one of Hertsmere’s 14 conservation areas. This secluded little village has eight pre-19th century buildings that are listed buildings and the parish itself is largely unchanged, though buildings have been rebuilt, since Saxon times when the majority of the land was owned by the abbots of Westminster Abbey.
