How long does conveyancing take? For relatively normal sale or purchase, expect the conveyancing of your house to take about eight and twelve weeks.

Always check what you are acquiring? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common errors a buyer makes is not checking the plan properly. It is a good idea to go to the property to check that what is shown on the plan agrees with what you think you’re purchasing on site. All too often home buyers mistakenly think that a piece of land at the side or rear of the home is theirs,only to later discover that the legal title to the site doesn’t include this bit of garden. Always be satisfied that the title plan matches the physical position at the property.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were originally paper documents – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually retained by a mortgage lender or solicitor. If these deeds are destroyed this can cause problems. Registration has been compulsory for all dealing with the land for some times now although this was brought in at different times across the country. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £500. This is why the government is considering regulating this area.

If we are selling a maisonette in a retirement development what additional disbursements can we anticipate? We cannot give you all the expenses up front in our quote. There are going to be two potential costs. First, the costs charged by freeholder and managing agents will vary for providing information packs often in a questionnaire called LPE1. The charge for this varies from organisation to organisation usually it is approximately £200 but is can be more in unusual cases. Second, the lease could contains a provision for the outgoing to pay a fee to the freeholder based on a % of the sale price which is sometimes around 1-2% although other formula may be used. The lease will need to be checked carefully.

About Alderholt.

Alderholt is a large village and civil parish in east Dorset, England; situated 3 miles (4.8 km) west of Fordingbridge. The parish includes the hamlets of Crendell and Cripplestyle. The local travel links are located 11 miles (18 km) from the village to Salisbury railway station and 9 miles (14 km) to Bournemouth International Airport. The main road running through the village is the B3078 connecting Alderholt to Fordingbridge and Shaftesbury. The village has a population of 3,113 according to the 2001 Census, increasing along with the electoral ward of the same name to 3,171 at the 2011 Census.

The village is served by a small Co-operative store, (previously a Spar, until early 2007), veterinary clinic and part-time GP surgery. The village pub is The Churchill Arms. There are three churches in the village: Alderholt Chapel, St James’ Church of England, and the Tabernacle Gospel Church. Until mid-2014, Alderholt also had its own independent pet store.

The village also has a large recreation ground with a sports and social club, two tennis courts, and a children’s play area.

Until 1964, the village was served by a railway station named Daggons Road, situated to the west of the village, and on a line connecting to Fordingbridge and Salisbury to the north, and Verwood and Wimborne to the south.

The civil parish was created in 1894. A Parish Book was published in 1994 by the Alderholt Parish Council, recording Parish details and interest over the 100 years.

Alderholt is home to the ReCreate Arts Festival each April and has hosted such acts as Dodgy, Andy Kind and S Club.
