Although we order all our Official Local Authority searches through our search provider’s website some searches are still processed completed manually by the local council. There is more often than not a mortgage to arrange and it should be noted that a conveyancing solicitor cannot rely on a oral confirmation by mortgage broker or anyone else. The conveyancer should have sight of your official written offer of mortgage in order that they may (i) be able to check that you are getting the money you need and ensure that you can comply with any conditions of the mortgage offer imposed in the mortgage loan.

Always check what you are acquiring? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest mistakes a client makes is not checking the plan properly.
