Searches on my Conveyancing Quote

What is not included in a local authority search? There are a number of additional areas that are not covered by the standard local authority search. These include: environmental investigations in Aldgate? (to determine a risk of flooding for example, as well as the proximity of any waste sites or potentially contaminated sites which may need a clean-up); water authority searches (which show any public sewers within the boundaries of the property which could impact upon future building or development). In certain areas additional searches such as mining searches may be advised.

When we ask for a Environmental investigation on the property mentioned on the conveyancing quote for the property in Aldgate what will it reveal? The search provides information of present and past contamination risks together with a report from an environmental expert confirming whether or not the land parcel is likely to be designated contaminated land by the local council. It may also reveal other information such as whether the property is within a flood area area (which may have an effect on the availability and cost of home insurance), whether it is on or near a landfill site and in an area of high subsidence or landslip. It may also shown whether the property is affected by coal mining and radon risks.

Why is a water authority search vital if you want to extent or alter the site in Aldgate? One of the key results shows the location of any public sewer close to the home you are interested in. This is significant because if you want to build close to a public drain you might need a ‘Build-over Agreement’ with the water authority. This may hinder what you want to build and/or make the foundations cost more.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Highly recommended! We have used K.E.R for two purchases now, both which had very complicated and long drawn out issues. They were always approachable, gave excellent advice and managed to get to the bottom of all issues. Their patience and …More i was very happy with the services provided by Mouzzam Yamin in relation to a potential property purchase, especially with his prompt responses and communication, which is so important during a lengthy property purchase process. I would use him again and have recommended him to my friends. Just a note of thanks to Mouzzam for helping us through the conveyacing for our new house. The entire process was completed in barely about 5 weeks!.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

Remember there are invariably many connect transactions involved in the “chain” and the interdependence of these transactions means that everyone moves at the pace of the slowest sale or purchase.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of linked parties in the conveyancing transaction; estate agents, mortgage brokers and mortgage lenders might all suggest law firms for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a payment relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were traditionally paper documents – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually stored by your mortgage lender or solicitor. If these deeds are destroyed this can cause problems. Registration has been compulsory for all dealing with the property for some time now although this was brought in at different times across the country. For the time in Aldgate you should check with your conveyancer. Thankfully most deeds are now registered and cannot be destroyed. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

If you are using a Help to Buy ISA or Lifetime ISA we are required to make certain procedures to ensure release of those funds including any bonus. If you complete the estimate you will see there is an check box for Help to Buy ISA or Lifetime ISA. Please chose yes if you have one. You will usually save on SDLT which will be nil up to £300,000. If you press “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If we are buying a flat what additional expenses can we anticipate? This is one tricky area where we cannot give you all the expenses up front in our quote. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £500. This is why the government is considering regulating this area.

If we are selling a flat in a retirement development what additional payments can we anticipate? We cannot give you all the costs up front in our estimate. There are going to be two potential costs. First, the costs charged by freeholder and management companies will vary for providing replies often in a questionnaire called LPE1. The charge for this varies from company to company mainly it is around £300 but is can be higher in extreme cases. Second, the lease could contains a clause for the assigning to pay a charge to the freeholder based on a percentage of the sale price which is sometimes 1% although other formula may be used. The lease will need to be checked carefully.

About Aldgate.

Aldgate () was one of the gates in the former defensive wall around the City of London. It gives its name to Aldgate High Street, the first stretch of the A11 Road which included the site of the former gate. The locality of Aldgate is focussed around the former gate and the High Street and includes part of the City and parts of the London Borough of Tower Hamlets.

There is also an Aldgate Ward of the City of London, lying inside the line of the wall (until 21st century boundary adjustments). The Ward is of ancient origin but almost entirely distinct from the locality around Aldgate High Street which is mostly outside the line of the walls.
