Searches on my Conveyancing Quote

How long do local search LLC1 searches take? The wait time for a Local Authority search can vary significantly, from 24 hours to six weeks! Although we order all our Enquiries of the local authority search through our search provider’s website some searches are still processed processed manually by the council. Also the search ETA can be affected by seasonal demand levels and council staffing levels.

Do we need environmental investigations in Aldsworth? Statutory laws have resulted in a clean-up scheme for contaminated sites. The basic position is that the polluter should remediate however where that party cannot be found (for example because the work was done some time ago or the company has gone into insolvency the liability for clear-up costs passes to the current owner (who could be you). Even if you are purchasing an maisonette in Aldsworth you may find that you are liable for the cost of any clean-up through the maintenance charge provisions of the lease.

Why is a drainage search useful if you want to extent or alter the land parcel in Aldsworth? One of the key details shows a plan of of any public sewer nearby the land you are interested in. This is important because if you want to build near a public drain you might need a ‘Build-over Agreement’ with the water authority. This may restrict what you want to build and/or make the footings more costly.

General Conveyancing Tips

How long does conveyancing take? For relatively average sale or purchase, expect the conveyancing of your property to take approximately eight and twelve weeks.

Always check what you are buying? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest errors a customer makes is not checking the plan properly. It is a good idea to go to the home to check that what is shown on the plan agrees with what you think you’re purchasing on site. All too often consumers mistakenly think that a piece of land at the side or rear of the site is theirs, only to discover that the legal title to the property doesn’t include this space. Always be satisfied that the title plan matches the physical position at the property.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually kept by your mortgage lender or solicitor. If these deeds are destroyed this can cause problems. Registration has been compulsory for all dealing with the deeds for some time now although this was brought in at different times across the country. For the time period in Aldsworth you should check with your lawyer. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Aldsworth

Are you able to conduct a mortgage with NatWest in Aldsworth? Yes we are on the mortgage Panel for this lender.

Are you able to deal with Lifetime ISAs? Yes we deal with Lifetime ISAs in Aldsworth.

If you are a first time buyer what additional costs can we anticipate? If you are using a Help to Buy ISA or Lifetime ISA we are required to make certain actions to make sure release of those monies including any bonus. If you complete the estimate you will see there is an yes no box for Help to Buy ISA or Lifetime ISA. Please chose yes if you have one. You will usually save on SDLT which will be nil up to three hundred thousand pounds. If you chose “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If I am Buying my first house and I already own a share in another home or a buy to let will I pay higher rate stamp duty? This is complex. In certain circumstances you will not need to pay this for example if you have recently inherited a share in a property. We would need to advise you specifically on this.

If we are buying a maisonette what additional fees can we anticipate? This is one tricky area where we cannot give you all the costs up front in our on line quote. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £650. This is why the government is considering regulating this area.

If we are selling a flat in a retirement development what additional disbursements can we anticipate? We cannot give you all the costs up front in our estimate. There are going to be two potential costs. First, the costs charged by landlords and management companies will vary for providing replies often in a questionnaire called LPE1. The charge for this varies from company to company mainly it is approximately £2500 but is can be higher in extreme cases. Second, the lease may contains a clause for the assignor to pay a payment to the landlord based on a % of the sale price which is often around 1-2% although other formula may be used. The lease will need to be checked carefully.

About Aldsworth.

Aldsworth is a village and civil parish in the Cotswold district of Gloucestershire, about ten miles north-east of Cirencester. In 2010 its population was 236.
Aldsworth is a large parish, slightly north of the River Leach, located in the South West of the United Kingdom. The Parish was once a possession of the Abbey of Gloucester.

In the 1870s, Aldsworth was described as:

“Aldsworth (Aldworth), was recorded in the Domesday Book as Elleorde, an old English name meaning Old Enclosure or Old Farm…”

Situated on elevated land just off the B4425, Aldsworth is an unspoilt village located 3 miles from Bibury, 6 and a half miles from Burford and 6 miles from Northleach. With an average rainfall of 750mm and a growing season estimated at 250 days a year, the land is of moderate quality for agricultural purposes. The Saxons made use of good unenclosed sheep pastures in Aldsworth, from which time the land was cultivated in an open field system until 1973.

It had a population of 3143 according to the 2011 census.

For hundreds of years, horse racing took place on the downs between Aldsworth and Burford.
The village was home to Robert Garne, the last owner of the ‘Cotswold Lion’ breed of sheep which brought so much wealth and prosperity to the area.
