Searches on my Conveyancing Quote

What is not included in a local authority search? Note that local searches are often relevant to only the property you are purchasing and might not reveal developments next door or located a short distance away. (Tip: in this instance you may wish to make additional enquiries at your local council covering Aldwick. Usually, you can search most planning applications on line by postcode or by map search).

Do you recommend that I ask for a Environmental enquiry on the property that we are buying in Aldwick? Yes we including this in our quote. We would always recommend an environmental search on the property you intend to purchase which is available from a number of suppliers including Homecheck. The environmental enquiry results provide details of present and past environmental risks together with a report from an environmental expert confirming whether or not the land, based upon the information revealed by the search, could be officially names as contaminated land by the local council.

Apart from showing that the home in Aldwick is connected to the mains water supply and mains drainage what other results does a drainage search include? A Drainage & Water Enquiry shows to a prospective owner that the home they are interested in does not need a “build over consent” because the vendor has constructed an addition to the house over a public drain. It also shows a raft of other results such as water quality and historical evidence of internal sewer flooding.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

No delays and completed very quickly. Would absolutely use again and would recommend to others. I came across this firm while researching conveyancing issues online, and they had a very informative blog. I have completed the purchase within 3 months without any issues. Mouzzam and Tricia at KER were great. Always quick to reply to my emails and processed paperwork very quickly in relation to my house purchase. Their service was very professional and I would use again. Fantastic service, professional and competent.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

How long does conveyancing take? For relatively average sale or purchase, expect the conveyancing of your property to take between eight and twelve weeks.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing lawyers to third parties such as search fees and Land Registry fees and stamp duty. Double check when looking at a estimate what disbursements apply to your matter and check any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £50 cheaper than Firm A, but what about that unusual ‘disbursement’ of £150 that Firm B is charging as an ‘expedition fee’? In practice it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound more competitive by adding on their fees disguised as ‘disbursements’. Make sure that any quotes you download contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were originally bundles of papers – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually retained by a mortgage lender or solicitor. If these deeds are lost this can cause problems. Registration has been compulsory for all dealing with the property for some time now although this was brought in at different times across the country. For the time in Aldwick you should check with your conveyancer. Thankfully most deeds are now registered and cannot be lost. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Aldwick

Are you on the panel of M&S Bank? Yes we act for all major lenders and many smaller lenders.

Are you able to deal with Help to Buy ISAs in Aldwick? Yes we are on the panel so we can deal with Help to Buy ISAs.

If you are a first time buyer what additional expenses can we anticipate? If you are using a Help to Buy ISA or Lifetime ISA your lawyer are required to make certain actions to ensure release of those ISAs including any bonus. If you complete the estimate you will see there is an yes no box for Help to Buy ISA or Lifetime ISA. Please chose yes if you have one. You will usually save on SDLT which will be nil up to £300k. If you select “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the Stamp Duty position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of SDLT for each band for all property over forty thousand pounds. If you chose “yes” to the “Buy to Let/Second Owner” toggle on the conveyancing quote the correct rate will calculate for you.

If we are buying a maisonette what additional costs can we anticipate? This is one tricky area where we cannot give you all the figures up front in our estimate. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £550. This is why the government is considering regulating this area.

If we are selling a flat in a retirement development what additional disbursements can we anticipate? We cannot give you all the costs up front in our estimate. There are going to be two potential costs. First, the costs charged by landlords and managing agents will vary for providing assignment packs often in a questionnaire called LPE1. The charge for this varies from organisation to organisation usually it is around £200-300 but is can be more in unusual cases. Second, the lease could contains a agreement for the assigning to pay a payment to the landlord based on a percentage of the sale price which is sometimes 1% although other formula may be used. The lease will need to be checked carefully.

About Aldwick.

Aldwick is a seaside civil parish in the Arun district of West Sussex, England, which contains part of the suburbs of Bognor Regis to the East . The parish includes the smaller settlement of Rose Green.

It had, briefly, a home of the constitutional monarch of the British Empire when King George V convalesced (with his wider family regularly visiting) at Craigweil House in 1929, before its demolition. This stay led directly to Bognor attaining the suffix ‘Regis’. The area around this has throwback relatively ornate architecture of the early 20th century and a large conservation area.

Aldwick has three churches: one Anglican dedicated to St Richard, one Roman Catholic dedicated to St Anthony of Viareggio, and the Free Church (Baptist). There are a few shops and several miles of beach.
