Do I need to get a Official Local Authority search if I’m a cash buyer? Cash buyers do have a choice on what they obtain when they are purchasing a site and do not necessarily have to conduct a search. Many such home buyers think they know what a local search LLC1 will reveal and may know about the Alphamstone or surrounding locale however most conveyancing solicitors will still suggest one. Remember there are more often than not several related sales involved in the “chain” and the interdependence of these sales means that everyone moves at the pace of the slowest link in the chain.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when checking a estimate what disbursements apply to your sale and purchase and question any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £50 cheaper than Firm A, but what about that unusual ‘disbursement’ of £150 that Firm B is charging as an ‘expedition fee’? In practice it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound cheaper by adding on costs disguised as ‘disbursements’. Make sure that any written quotes you order contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

About Alphamstone.

Alphamstone is a village and civil parish in Essex, England. It is located 3 34 miles (6.0 km) south of Sudbury in Suffolk and is 20 mi (32 km) northeast from the county town of Chelmsford. The village is in the district of Braintree and in the parliamentary constituency of Saffron Walden. The parish is part of the Stour Valley South parish cluster. The parish is 1,709 acres (2.67 sq mi; 692 ha) with a geology of fertile clay-soils, and is at an elevation of 216 feet (66 m) above sea level. The population is included in the civil parish of Lamarsh.

The village is a mile west of the River Stour, which forms the Essex-Suffolk county-border in the local area. The village has one parish church the CofE St Barnabas. It was built in the thirteenth century and went through restorations in the 16th and 19th centuries. In 1831 the population of the village was 244 inhabitants.

It is about 2 miles (3.2 km) from the nearest railway station at Bures on the Sudbury Branch Line. Its nearest significant road link is the A131.
