Searches on my Conveyancing Quote

How long do Local Authority search searches take? The wait time for a Official Local Authority search can vary significantly, from 24 hours to six weeks! Although we order all our local searches LLC1 searches electronically some searches are still processed completed manually by the local council. Also the search ETA can be affected by seasonal demand levels and local council staffing levels.

Why do we need environmental searches in Alphamstone? Statutory rules have resulted in a remediation system for contaminated property. The basic position is that the polluter should fix the problem however where that party is missing (for example because the work was done some time ago or the company has gone into bankruptcy the liability for clean-up costs passes to the existing owner (who could be you). Even if you are purchasing an maisonette in Alphamstone you may find that you are liable for the cost of any clean-up through the service charge provisions of the lease.

Why is a drainage search indispensable if you want to extent or alter the property in Alphamstone? One of the critical replies shows a map of any public sewer adjacent the home you are buying. This is important because if you want to build near a public drain you might need a ‘Build-over Agreement’ with the water authority. This may hinder what you want to build and/or make the build cost more.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Highly recommended! We have used K.E.R for two purchases now, both which had very complicated and long drawn out issues. They were always approachable, gave excellent advice and managed to get to the bottom of all issues. Their patience and …More i was very happy with the services provided by Mouzzam Yamin in relation to a potential property purchase, especially with his prompt responses and communication, which is so important during a lengthy property purchase process. I would use him again and have recommended him to my friends. Just a note of thanks to Mouzzam for helping us through the conveyacing for our new house. The entire process was completed in barely about 5 weeks!.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

There is commonly a mortgage loan to organise and it should be noted that a conveyancing lawyer cannot rely on a “nod and a wink” by mortgage broker or anyone else. The conveyancing solicitor will need to have sight of your formal written mortgage offer in order that she may (i) be sure that you are getting the money you need and be sure that you can comply with any lender’s conditions imposed in the offer of loan.

Always check what you are acquiring? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common errors a client makes is not checking the plan properly. It is a best to visit the site to check that what is shown on the plan agrees with what you think you’re buying on site. All too often purchasers mistakenly think that a piece of land at the side or rear of the home is theirs, only to find out that the legal title to the land parcel doesn’t include this site. Always be satisfied that the title plan matches the physical position at the property.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were traditionally paper documents – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually stored by your mortgage lender or solicitor. If these deeds are destroyed this can cause problems. Registration has been compulsory for all dealing with the land for some period now although this was brought in at different times across the country. For the date in Alphamstone you should check with your conveyancer. Thankfully most deeds are now registered and cannot be lost. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Alphamstone

Are you able to manage a mortgage with Barclays Bank plc in Alphamstone? Yes we are on the mortgage Panel for this lender.

Are you able to deal with Help to Buy ISAs in Alphamstone? Yes we are on the panel so we can deal with Help to Buy ISAs.

If you are a first time buyer what additional disbursements can we anticipate? If you are using a Help to Buy ISA or Lifetime ISA your lawyer are required to make certain actions to make sure release of those savings including any bonus. If you complete the quote you will see there is an option for Help to Buy ISA or Lifetime ISA. Please chose yes if you have one. You will usually save on Stamp Duty which will be nil up to £300,000. If you press “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

If I am Buying my first house and I already own a share in another home or a buy to let will I pay higher rate stamp duty? This is complex. In certain circumstances you will not need to pay this for example if you have recently inherited a share in a property. We would need to advise you specifically on this.

If we are buying a flat what additional fees can we anticipate? This is one tricky area where we cannot give you all the figures up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and management companies also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £550. This is why the government is considering regulating this area.

If we are selling a maisonette what additional fees can we anticipate? We cannot give you all the expenses up front in our estimate. The costs charged by freeholder and management companies will vary for providing assignment packs often in a pro forma response called LPE1. The charge for this varies from organisation to organisation often it is around £2500 but is can be higher in rare cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the maintenance or very small buildings such as a single house converted into two flats.
