Searches on my Conveyancing Quote

Do I need to get a local search LLC1 if I’m a cash buyer? Cash buyers do have a choice on what they seek when they are purchasing a property and do not necessarily have to conduct a search. Many such buyers think they know what a Local Authority search will reveal and may know about the Altarnun or surrounding vicinity however most lawyers will still prescribe one. One of the main reasons is that the Official Local Authority search is the only place to reveal debts to the council and this is more commonly the case with properties where the owner has gone into a home.

I heard that the Land Charges Enquiries in Altarnun will show if the land is contaminated. Is that correct? Not really. Whilst it is correct that councils are now in the process of identifying polluted sites and recording these properties on registers – this is a process which will take a a long time to finish. Needless to say any property named within these areas will be difficult to sell in the future. Unfortunately these records although disclosed by any local authority Searches are likely to be incomplete.

Apart from showing that the home in Altarnun is connected to the mains water supply and mains drainage what other data does a a CON29 DW search show? A Drainage & Water Enquiry confirms to a new buyer that the site they are interested in does not need a “build over consent” because the vendor has constructed an alteration adjacent a public drain. It also shows a raft of other data such as water quality and historical evidence of internal sewer flooding.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

No delays and completed very quickly. Would absolutely use again and would recommend to others. I came across this firm while researching conveyancing issues online, and they had a very informative blog. I have completed the purchase within 3 months without any issues. Mouzzam and Tricia at KER were great. Always quick to reply to my emails and processed paperwork very quickly in relation to my house purchase. Their service was very professional and I would use again. Fantastic service, professional and competent.

General Conveyancing Tips

There is often mortgage finance to organise and it should be noted that a lawyer cannot rely on a quick email by mortgage broker or anyone else. The conveyancing solicitor must have sight of your official written offer of mortgage in order that they may (i) be sure that you are getting the advance you need and be able to check that you can comply with any lender’s conditions imposed in the mortgage offer.

Always check what you are purchasing? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest errors a client makes is not checking the plan properly. It is a best to go to the home to check that what is shown on the plan agrees with what you think you’re acquiring on site. All too often buyers mistakenly think that a piece of land at the side or rear of the property is theirs, only to find out that the legal title to the site doesn’t include this bit of garden. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you have everything you are responsible for all expenses required to upkeep the fabric of the structure. Leasehold usually applies to flats or maisonettes although in some parts of the country including Altarnun some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a minor ground rent of a few pounds to the freeholder each year. For leasehold there will be a lease agreement with the landlord setting out the rights and obligations including the requirement to contribute jointly to the maintenance of the building in which the leasehold property is situated and possibly also building insurance.

FAQs in Altarnun

Are you able to deal with a mortgage with Cynergy Bank in Altarnun? Yes we are on the mortgage Panel for this lender.

Are you able to conduct Lifetime ISAs? Yes we deal with Lifetime ISAs in Altarnun.

If you are a first time buyer what additional payments can we anticipate? If you are using a Help to Buy ISA or Lifetime ISA your solicitor are required to make certain checks to ensure release of those monies including any bonus. If you complete the quote you will see there is an option for Help to Buy ISA or Lifetime ISA. Please chose yes if you have one. You will usually save on Stamp Duty which will be nil up to three hundred thousand pounds. If you press “yes” to the “First Time Buyer” question on the conveyancing quote the correct rate will calculate for you.

If I am buying and selling a home which I live in and I own a buy to let will I pay higher rate stamp duty? No provided both properties (sale and purchase) complete together. You will pay the normal rates of duty. If you buy a new home before you sell (even if the gap is 24 hours then you need to pay the higher rate of duty and then claim it back. You can request a refund for the amount above the normal Stamp Duty rates if you sell your previous main home within three years.

If we are buying a flat what additional fees can we anticipate? This is one tricky area where we cannot give you all the figures up front in our quote. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £450. This is why the government is considering regulating this area.

If we are selling a maisonette what additional disbursements can we anticipate? We cannot give you all the expenses up front in our on line quote. The costs charged by landlords and managing agents will vary for providing responses often in a questionnaire called LPE1. The charge for this varies from organisation to organisation often it is around £2500 but is can be more in rare cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the maintenance or very small buildings such as a single house converted into 2 flats.
