Searches on my Conveyancing Quote

What is included in a local authority search covering Althorne? There are two parts to a local authority search – Local Land Charge Register search and Enquiries of the local authority. The second part of the search – CON29 – supplies information relating to whether the roadway abutting the property is public or private, proposals for new major roads, railway schemes or planning approvals relating to the property. The search can also include outstanding statutory notices, breaches of planning or building regulations or the existence of a compulsory purchase order. Environmental factors, such as whether the house stands on contaminated land or in a Radon gas affected area are also covered but see out comments on Environmental Searches also.

Do you recommend that both of us obtain a Environmental search on the property that we are buying in Althorne? Yes we including this in our quote. We would always recommend an environmental check on the ground you intend to purchase which is available from a number of search providers including Landmark. The environmental enquiry results provide details of present and past environmental risks together with a report from an environmental expert confirming whether or not the property, based upon the information revealed by the search, would be classified contaminated land by the London Borough/council.

Why is a water authority search critical if you want to extent or alter the property in Althorne? One of the essential details shows a map of any public sewer adjacent the land you are acquiring. This is important because if you want to build close to a public drain you might need a ‘Build-over Agreement’ with the water authority. This may control what you want to build and/or make the works cost more.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

No delays and completed very quickly. Would absolutely use again and would recommend to others. I came across this firm while researching conveyancing issues online, and they had a very informative blog. I have completed the purchase within 3 months without any issues. Mouzzam and Tricia at KER were great. Always quick to reply to my emails and processed paperwork very quickly in relation to my house purchase. Their service was very professional and I would use again. Fantastic service, professional and competent.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

How long does conveyancing take? For relatively straightforward sale or purchase, expect the conveyancing of your property to take approximately eight and twelve weeks.

Always check what you are purchasing? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest errors a home buyer makes is not checking the plan properly. It is a good idea to visit the home to check that what is shown on the plan agrees with what you think you’re purchasing on site. All too often buyers mistakenly think that a piece of land at the side or rear of the land parcel is theirs, only to discover that the legal title to the site doesn’t include this bit of garden. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you have everything you are responsible for all expenses required to repair the fabric of the building. Leasehold usually applies to flats or maisonettes although in some parts of the country including Althorne some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a nominal ground rent of a few hundred pounds to the landlord each year. For leasehold there will be a lease agreement with the freeholder setting out the rights and obligations including the requirement to contribute jointly to the upkeep of the building in which the leasehold property is located and possibly also building insurance.

FAQs in Althorne

Are you able to oversee a mortgage with Virgin Money in Althorne? Yes we are on the mortgage Panel for this lender.

We see that you do not have an office in Althorne? Is this a concern? No because like all modern lawyers we count on technology to assist us in our work to ensure that matters are dealt with speedily. Your proximity to our office is not going to cause a delay. We are also authorised by the Solicitors Regulation Authority to carry out work throughout England and Wales (which obviously includes Althorne).

What Stamp Duty will I pay if I am a first time buyer? First time buyers paying £300k or lower for a residential property will pay no Stamp Duty Land Tax. If you are paying between £300k and five hundred thousand pounds will pay SDLT at 5% on the amount of the purchase price in excess of £300k – a reduction of £5,000 compared to standard rates of SDLT. If the price is over £500,000 there is no relief for the first time buyer and the normal rates apply. If you select “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

What Stamp Duty if I am buying a buy to let in Althorne? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of SDLT for each band for all property over £40k. If you press “yes” to the “Buy to Let/Second Owner” option on the conveyancing quote the correct rate will calculate for you.

If we are buying a maisonette what additional fees can we anticipate? This is one tricky area where we cannot give you all the expenses up front in our on line quote. This is because leases vary in their requirements and also the costs charged by freeholder and managing agents also vary. They can also be two parties to deal with i.e a landlords and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £450. This is why the government is considering regulating this area.

We are administrators of my fathers estate. Do you deal with sales by administrators? Yes. As administrators of the Estate you can sell and our fees remain the same as our standard quote for this type of Seller.
