Searches on my Conveyancing Quote

What is not included in a local authority search? There are a number of additional reports that are not covered by the standard local authority search. These include: environmental enquiries in Altrincham? (to determine a risk of flooding for example, as well as the proximity of any waste sites or potentially contaminated sites which may need a clear-up); water authority searches (which show any mains sewers within the boundaries of the property which could impact upon future building or development). In certain areas additional searches such as mining searches may be advised.

Do we need environmental investigations in Altrincham? Statutory rules have resulted in a remediation system for polluted sites. The basic position is that the polluter should clean up however where that party cannot be found (for example because the work was done some time ago or the company has gone into liquidation the liability for remediation costs passes to the existing owner (who could be you). Even if you are purchasing an leasehold in Altrincham you may find that you are liable for the cost of any remediation through the service charge provisions of the lease.

What is a water authority search ? A a CON29 DW search confirms to a prospective buyer that the site they are buying is connected to the mains water supply and mains drainage. This is particularly significant in parts of Altrincham which are agricultural areas as there may be a a private drainage system.

General Conveyancing Tips

Remember there are frequently a few connect purchases involved in the “chain” and the interdependence of these sales means that everyone moves at the pace of the slowest link in the chain.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of vested interests in the conveyancing transaction; estate agents, mortgage brokers and mortgage lenders might all suggest solicitors for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a paid referral relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the land it stands on. As you have everything you are responsible for all expenses needed to uphold the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Altrincham some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a minor ground rent of a few pounds to the freeholder each year. For leasehold there will be a lease agreement with the freeholder setting out the rights and obligations including the requirement to contribute jointly to the upkeep of the building in which the leasehold property is located and possibly also building insurance.

FAQs in Altrincham

Are you able to deal with a mortgage with Aldermore in Altrincham? Yes we are on the mortgage Panel for this lender.

Are you able to handle Lifetime ISAs? Yes we deal with Lifetime ISAs in Altrincham.

What is a first time buyer? The classification of a first time buyer may differ from your mortgage product when considering Stamp Duty Land Tax. A first time buyer according to the the Stamp Office is an individual who has never owned an interest in any residential property in the United Kingdom or anywhere else in the world and who intends to occupy the property as their main residence. If you press “yes” to the “First Time Buyer” question on the conveyancing quote the correct rate will calculate for you.

What Stamp Duty if I am buying a second home in Altrincham? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty for each band for all property over £40k. If you select “yes” to the “Buy to Let/Second Owner” option on the conveyancing quote the correct rate will calculate for you.

If we are buying a flat what additional costs can we anticipate? This is one tricky area where we cannot give you all the disbursements up front in our estimate. This is because leases vary in their requirements and also the costs charged by landlords and managing agents also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £600. This is why the government is considering regulating this area.

If we are selling a flat what additional fees can we anticipate? We cannot give you all the figures up front in our quote. The costs charged by landlords and management companies will vary for providing replies often in a pro forma response called LPE1. The charge for this varies from company to company mainly it is around £300 but is can be higher in unusual cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the block or very small buildings such as a single house converted into two leaseholds.

About Altrincham.

Altrincham ( OL-tring-əm, locally ) is a market town in Trafford, Greater Manchester, England, south of the River Mersey 8 miles (13 km) southwest of Manchester city centre, 3 miles (5 km) southwest of Sale and 10 miles (16 km) east of Warrington. At the 2011 Census, it had a population of 52,419.

Within the boundaries of the historic county of Cheshire, Altrincham was established as a market town in 1290, a time when the economy of most communities was based on agriculture rather than trade, and there is still a market in the town. Further socioeconomic development came with the extension of the Bridgewater Canal to Altrincham in 1765 and the arrival of the railway in 1849, stimulating industrial activity in the town. Outlying villages were absorbed by Altrincham’s subsequent growth, along with the grounds of Dunham Massey Hall, formerly the home of the Earl of Stamford, and now a tourist attraction with three Grade I Listed Buildings and a deer park.

Altrincham today is an affluent commuter town, partly because of its transport links. The town has a strong middle-class presence; there has been a steady increase in Altrincham’s middle classes since the 19th century. It is also home to Altrincham F.C. and three ice hockey clubs: Manchester Storm, Altrincham Aces and Trafford Tornados.
