What is not included in a local authority search? There are a number of additional queries that are not covered by the standard local authority search. These include: environmental searches in Alvanley? General Conveyancing Tips

How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer period if you are trading buying down and have a lot of items to clear. You can accelerate the process if it is your first purchase. You may be able to exchange and complete together. However your desire depend on what  others in the chain will comply with.

Always check what you are purchasing? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common mistakes a consumer makes is not checking the plan properly. It is a good idea to visit the land parcel to check that what is shown on the plan agrees with what you think you’re acquiring on site. All too often purchasers mistakenly think that a piece of land at the side or rear of the property is theirs,only to find out that the legal title to the land parcel doesn’t include this area. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the land it stands on. As you have everything you are responsible for all bills required to sustain the fabric of the building. Leasehold usually applies to flats or maisonettes although in some parts of the country including Alvanley some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a nominal ground rent of a few hundred pounds to the freeholder each year. For leasehold there will be a lease agreement with the landlord setting out the rights and obligations including the requirement to contribute jointly to the maintenance of the building in which the leasehold property is located and possibly also building insurance.

What Stamp Duty Land Tax will I pay if I am a first time buyer? First time buyers paying £300k or less for a residential property will pay no SDLT. If you are paying between three hundred thousand pounds and five hundred thousand pounds will pay SDLT at 5% on the amount of the purchase price in excess of £300,000 – a reduction of £5,000 compared to standard rates of SDLT. If the price is over five hundred thousand pounds there is no relief for the first time buyer and the normal rates apply. If I am Buying my first house and I already own a share in another home or a buy to let will I pay higher rate stamp duty? This is complex. In certain circumstances you will not need to pay this for example if you have recently inherited a share in a property. We would need to advise you specifically on this.

If we are buying a leasehold what additional fees can we anticipate? This is one tricky area where we cannot give you all the disbursements up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and management companies also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £650. This is why the government is considering regulating this area.

If we are selling a leasehold in a retirement development what additional fees can we anticipate? We cannot give you all the figures up front in our quote. There are going to be two potential costs. First, the costs charged by landlords and management companies will vary for providing responses often in a form called LPE1. The charge for this varies from company to company on average it is approximately £2500 but is can be more in extreme cases. Second, the lease usually contains a clause for the assignor to pay a fee to the landlord based on a % of the market value which is often 2% although other formula may be used. The lease will need to be checked carefully.

Alvanley is a small rural village and civil parish near the village of Helsby, in the unitary authority of Cheshire West and Chester and the ceremonial county of Cheshire, England. It had a population of 472 according to the 2011 Census.
It is on the B5393 road and near junction 14 of the M56 motorway.
