Searches on my Conveyancing Quote

What is included in a local authority search covering Alvescot? There are two parts to a local authority search – LLC1 and CON29. The Local Land Charge Register search covers any charges or attendant restrictions relating to land or property. These can include information on debts due to the local authority which are attached to the property, whether the title is a listed building or located in a conservation area, subject to any planning agreements and conditional planning permissions and a host of other information including whether the property is subject to a tree protection order. All LLC1 registrations are legally binding on successive owners i.e. a buyer.

When we order a Environmental enquiry on the property mentioned on the conveyancing quote for the property in Alvescot what will it reveal? The search provides replies of present and past contamination risks together with a assessment from an environmental consultant confirming whether or not the property could be designated contaminated land by the Local Authority. It may also reveal other information such as whether the property is within a flooding area (which may have an effect on the availability and cost of home insurance), whether it is on or near a landfill site and in an area of high subsidence or landslip. It may also shown whether the property is affected by coal mining and in an area where radon readings are over 100 Bq m-3.

Why is a Drainage & Water Enquiry essential if you want to extent or alter the land in Alvescot? One of the vital details shows the location of any public sewer within the land parcel you are purchasing. This is significant because if you want to build near a public drain you might need a ‘Build-over Agreement’ with the water authority. This may restrict what you want to build and/or make the works more expensive.

Helpful and understanding through a very stressful period in our lives Mouzzam was extremely helpful with our whole process. Lots of experience and very helpful throughout the property purchase and sales cycle. We have used K.E.R. for over two decades and very happy with their service.

Remember if the process drags on, we will not hit you with additional charges.

General Conveyancing Tips

How long does conveyancing take? For relatively easy sale or purchase, expect the conveyancing of your house to take on average eight and twelve weeks.

Always check what you are buying? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common mistakes a customer makes is not checking the plan properly. It is a good idea to go to the land to check that what is shown on the plan agrees with what you think you’re buying on site. All too often clients mistakenly think that a piece of land at the side or rear of the land parcel is theirs, only to discover that the legal title to the land doesn’t include this bit of garden. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you own everything you are responsible for all expenses needed to sustain the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Alvescot some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a small ground rent of a few hundred pounds to the landlord each year. For leasehold there will be a lease agreement with the landlord setting out the rights and obligations including the requirement to pay jointly to the care of the building in which the leasehold property is situated and possibly also building insurance.

FAQs in Alvescot

Are you on the panel of The Mortgage Lender Limited? Yes we act for all major lenders and many smaller lenders.

Are you able to manage Help to Buy ISAs in Alvescot? Yes we are on the panel so we can deal with Help to Buy ISAs.

What Stamp Duty Land Tax will I pay if I am a first time buyer? First time buyers paying three hundred thousand pounds or lower for a residential property will pay no Stamp Duty Land Tax. If you are paying between £300,000 and five hundred thousand pounds will pay SDLT at 5% on the amount of the purchase price in excess of £300k – a reduction of £5,000 compared to standard rates of Stamp Duty Land Tax. If the price is over five hundred thousand pounds there is no relief for the first time buyer and the normal rates apply. If you chose “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If I am buying and selling a home which I live in and I own a buy to let will I pay higher rate stamp duty? No provided both properties (sale and purchase) complete together. You will pay the normal rates of duty. If you buy a new property before you sell (even if the gap is 24 hours then you need to pay the higher rate of duty and then claim it back. You can request a refund for the amount above the normal Stamp Duty rates if you sell your previous main residence within three years.

If we are buying a maisonette what additional expenses can we anticipate? This is one tricky area where we cannot give you all the expenses up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and management companies also vary. They can also be two parties to deal with i.e a landlords and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £550. This is why the government is considering regulating this area.

If we are selling a maisonette what additional expenses can we anticipate? We cannot give you all the figures up front in our on line quote. The costs charged by landlords and managing agents will vary for providing responses often in a form called LPE1. The charge for this varies from company to company on average it is approximately £300 but is can be more in unusual cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the block or very small buildings such as a single house converted into 2 flats.
