Searches on my Conveyancing Quote

What is not included in a local authority search? Note that local searches are often relevant to only the house you are purchasing and might not show land with planning consents next door or located a short distance away. (Tip: in this instance you may wish to make additional enquiries at your council covering Alvington. Usually, you can search most planning applications on the planning departments website by postcode or by map search).

Do you recommend that we get a Environmental check on the property that we are buying in Alvington? Yes we including this in our quote. We would always recommend an environmental check on the properties you intend to purchase which is available from a number of search providers including Groundsure. The environmental check results provide details of present and past environmental risks together with a certificate from an environmental consultant confirming whether or not the properties, based upon the information revealed by the search, would be classified contaminated land by the London Borough/council.

What is a Drainage & Water Enquiry ? A Drainage & Water Enquiry confirms to a new buyer that the land parcel they are purchasing is connected to the mains water supply and mains drainage. This is particularly important in parts of Alvington which are countryside as there may be a a private drainage system.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Completed on our first home April 2016 and these guys were brilliant. Freddie Rylah guided us through the process step by step and was always available to answer any questions and help us out. As first time buyers we were reassured at every turn and the whole thing was quick and successful! Would highly recommend.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

How long does conveyancing take? For relatively normal sale or purchase, expect the conveyancing of your home to take approximately 2 to 3 months.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of players in the property transaction; estate agents, mortgage brokers and mortgage lenders might all suggest solicitors for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a paid referral relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you own everything you are responsible for all costs incurred to maintain the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Alvington some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a small ground rent of a few pounds to the freeholder each year. For leasehold there will be a lease agreement with the landlord setting out the rights and obligations including the requirement to contribute jointly to the care of the building in which the leasehold property is located and possibly also building insurance.

FAQs in Alvington

Are you able to manage a mortgage with Barclays Bank UK plc in Alvington? Yes we are on the mortgage Panel for this lender.

We see that you do not have an office in Alvington? Is this a problem? No because like all modern practices we depend on technology to assist us in our office to ensure that matters are dealt with quickly. Your proximity to our office is not important. We are also authorised by the Solicitors Regulation Authority to carry out work throughout England and Wales (which obviously includes Alvington).

What Stamp Duty Land Tax will I pay if I am a first time buyer? First time buyers paying £300,000 or lower for a residential property will pay no Stamp Duty Land Tax. If you are paying between £300k and £500,000 will pay SDLT at 5% on the amount of the purchase price in excess of £300k – a reduction of £5,000 compared to standard rates of Stamp Duty . If the price is over £500k there is no relief for the first time buyer and the normal rates apply. If you select “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

What SDLT if I am buying a second home in Alvington? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of SDLT for each band for all property over £40,000. If you chose “yes” to the “Buy to Let/Second Owner” option on the conveyancing quote the correct rate will calculate for you.

If we are buying a maisonette what additional costs can we anticipate? This is one tricky area where we cannot give you all the expenses up front in our on line quote. This is because leases vary in their requirements and also the costs charged by freeholder and managing agents also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £600. This is why the government is considering regulating this area.

I am the administrators of my mother estate. Do you deal with sales by executors? Yes. As administrators of the Estate you can sell and our legal fees remain the same as our standard quote for this type of Seller.
