Searches on my Conveyancing Quote

Do I need to get a Official Local Authority search if I’m a cash buyer? Cash buyers do have a choice on what they order when they are purchasing a land parcel and do not necessarily have to conduct a search. Many such consumers think they know what a Local Authority search will reveal and may know about the Angmering or surrounding area however most solicitors will still counsel for one. One of the main reasons is that the Enquiries of the local authority search is the only place to reveal debts to the borough and this is more commonly the case with .

Do you recommend that I obtain a Environmental enquiry on the property that we are buying in Angmering? Yes we including this in our quote. We would always recommend an environmental check on the property you intend to purchase which is available from a number of search companies including Groundsure. The environmental check results provide details of present and past environmental risks together with a report from an environmental consultant confirming whether or not the area, based upon the information revealed by the search, might be designated contaminated land by the London Borough/council.

Why is a a CON29DW fundamental if you want to extent or alter the land parcel in Angmering? One of the important results shows information of any public sewer nearby the land you are buying. This is worth knowing because if you want to build near a public drain you might need a ‘Build-over Agreement’ with the water authority. This may stop what you want to build and/or make the works cost more.

Helpful and understanding through a very stressful period in our lives Mouzzam was extremely helpful with our whole process. Lots of experience and very helpful throughout the property purchase and sales cycle. We have used K.E.R. for over two decades and very happy with their service.

Remember if the process drags on, we will not hit you with additional charges.

General Conveyancing Tips

There is often a mortgage to arrange and it should be noted that a conveyancing lawyer cannot rely on a quick email by mortgage broker or anyone else. The conveyancing solicitor must generally have sight of your formal written mortgage offer in order that she may (i) be sure that you are getting the loan you need and verify that you can comply with any lender’s conditions imposed in the mortgage offer.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of linked parties in the conveyancing transaction; estate agents, mortgage brokers and mortgage lenders might all suggest lawyers for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a payment relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually retained by a mortgage lender or solicitor. If these deeds are mislaid this can cause problems. Registration has been compulsory for all dealing with the deeds for some period now although this was brought in at different times across the country. For the time in Angmering you should check with your solicitor. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Angmering

Are you on the panel of Precise Mortgages? Yes we act for all major lenders and many smaller lenders.

Are you able to handle Lifetime ISAs? Yes we deal with Lifetime ISAs in Angmering.

What is a first time buyer? The classification of a first time buyer may differ from your mortgage product when considering Stamp Duty . A first time buyer according to the the Government is an person who has never owned an interest in any residential property in the UK or anywhere else in the world and who intends to occupy the property as their main home. If you chose “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the Stamp Duty position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty for each band for all property over £40k. If you press “yes” to the “Buy to Let/Second Owner” option on the conveyancing quote the correct rate will calculate for you.

If we are buying a leasehold what additional payments can we anticipate? This is one tricky area where we cannot give you all the disbursements up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and management companies also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £550. This is why the government is considering regulating this area.

We are executors of my fathers estate. Do you deal with sales by administrators? Yes. As executors of the Estate you can sell and our legal costs remain the same as our standard quote for this type of Seller.

About Angmering.

Angmering is a village and civil parish between Littlehampton and Worthing in West Sussex on the southern edge of the South Downs National Park, England; about two-thirds of the parish (mostly north of the A27 road) fall within the Park. It is 1.5 miles (2.4 km) north of the English Channel; Worthing and Littlehampton are 3.5 miles (5.6 km) to the east and west respectively. It has been inhabited since the Bronze Age and there are the remains of a Roman Villa and bath house. In 1976, Angmering was twinned with the Normandy town of Ouistreham on the “Riva-Bella”, the location of the World War II Normandy Landings’ Sword Beach.

Angmering railway station is 34 mile from the village centre straddling the boundaries of Angmering and East Preston. Angmering is home to the Oval Raceway or Angmering Motor Sports Centre. Worthing Rugby Football Club, a national level professional rugby club, occupies extensive grounds in the east of the village.

Angmering Football Club play their home games at the Recreation Field in Decoy Drive. They play in the West Sussex Football League.
