Searches on my Conveyancing Quote

Do I need to get a Local Authority search if I’m a cash buyer? Cash buyers do have a choice on what they seek when they are purchasing a site and do not necessarily have to conduct a search. Many such home buyers think they know what a Local Authority search will reveal and may know about the Angram Grange or surrounding neighbourhood however most lawyers will still prescribe one. One of the main reasons is that the local search LLC1 is the only place to reveal monies due to the borough and this is more commonly the case with .

I believe that the Con29 Enquiries in Angram Grange will show if the land is contaminated. Is that accurate? Not really. Whilst it is correct that councils are now in the process of locating polluted land and recording these properties on registers – this is a process which will take a an uncertain amount of time to end. Needless to say any properties included within these locations will be difficult to sell in the future. Unfortunately these records although disclosed by any Land Charges Searches are likely to be incomplete.

What is a a CON29 DW search ? A a CON29DW confirms to a future owner that the site they are purchasing is connected to the mains water supply and mains drainage. This is particularly significant in parts of Angram Grange which are agricultural areas as there may be a a private drainage system.

General Conveyancing Tips

Remember there are more often than not a few related purchases involved in the “chain” and the interdependence of these sales means that everyone moves at the pace of the slowest link in the chain.

Always check what you are buying? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest errors a consumer makes is not checking the plan properly. It is a good idea to visit the house to check that what is shown on the plan agrees with what you think you’re acquiring on site. All too often buyers mistakenly think that a piece of land at the side or rear of the land parcel is theirs, only to later discover that the legal title to the land doesn’t include this area. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the land it stands on. As you have everything you are responsible for all outlays necessary to maintain the fabric of the building. Leasehold usually applies to flats or maisonettes although in some parts of the country including Angram Grange some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a small ground rent of a few hundred pounds to the freeholder each year. For leasehold there will be a lease agreement with the landlord setting out the rights and obligations including the requirement to contribute jointly to the care of the building in which the flat is situated and possibly also building insurance.

FAQs in Angram Grange

Are you on the panel of Buckinghamshire Building Society? Yes we act for all major lenders and many smaller lenders.

Are you able to conduct Help to Buy ISAs in Angram Grange? Yes we are on the panel so we can deal with Help to Buy ISAs.

What Stamp Duty will I pay if I am a first time buyer? First time buyers paying £300k or lower for a residential property will pay no SDLT. If you are paying between three hundred thousand pounds and £500k will pay SDLT at 5% on the amount of the purchase price in excess of £300k – a reduction of £5,000 compared to standard rates of Stamp Duty . If the price is over £500k there is no relief for the first time buyer and the normal rates apply. If you press “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the Stamp Duty Land Tax position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty Land Tax for each band for all property over £40,000. If you press “yes” to the “Buy to Let/Second Owner” toggle on the conveyancing quote the correct rate will calculate for you.

If we are buying a flat what additional expenses can we anticipate? This is one tricky area where we cannot give you all the costs up front in our estimate. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £650. This is why the government is considering regulating this area.

I have obtained Letters of Administration for our family estate. Do you deal with sales by administrators? Yes. As executors of the Estate you can sell and our legal costs remain the same as quoted for this type of Seller.
