Searches on my Conveyancing Quote

What is included in a local authority search covering Annesley Woodhouse? There are two parts to a local authority search – Local Land Charge Register search and Enquiries of the local authority. The second part of the search – Enquiries of the local authority – supplies information relating to public highways, proposals for new roads, rail schemes or planning permissions relating to the land. The responses can also include outstanding statutory notices, breaches of planning or building regulations or the existence of a compulsory purchase order. Environmental factors, such as whether the house stands on contaminated land or in a Radon gas affected area are also covered but see out comments on Environmental Searches also.

I believe that the Con29 Search in Annesley Woodhouse will show if the land is contaminated. Is that accurate? That is not right. Whilst it is correct that councils are now in the process of finding contaminated property and recording these areas on registers – this is a process which will take a decades to accomplish. Needless to say any areas entered within these locations will be difficult to sell in the future. Unfortunately these records although disclosed by any Land Charges Search are likely to be incomplete.

Why is a a CON29DW key if you want to extent or alter the site in Annesley Woodhouse? One of the critical results shows information of any public sewer nearby the house you are acquiring. This is significant because if you want to build adjacent a public drain you might need a ‘Build-over Agreement’ with the water authority. This may stop what you want to build and/or make the works more costly.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

I can honestly say that Mark Sadler is the best property solicitor I have ever experienced and I have dealt with many over the years. I found him on google after 2 days of searching for the answer to a very complicated freehold/leasehold problem. When I called him about our dilemma, Mark knew exactly how to tackle it and he did so with great ease. He dealt with every communication promptly, courteously and efficiently. I could not have asked for more and I am extremely grateful to him for taking on our case. I would not hesitate to recommend him to anyone with a property related legal issue. Thank you again.

Remember if the process drags on, we will not hit you with additional charges.

General Conveyancing Tips

How long does conveyancing take? For relatively easy sale or purchase, expect the conveyancing of your house to take around 2 to 3 months.

Always check what you are buying? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common mistakes a buyer makes is not checking the plan properly. It is a good idea to go to the home to check that what is shown on the plan agrees with what you think you’re acquiring on site. All too often clients mistakenly think that a piece of land at the side or rear of the land parcel is theirs, only to later discover that the legal title to the property doesn’t include this site. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you have everything you are responsible for all costs required to upkeep the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Annesley Woodhouse some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a nominal ground rent of a few pounds to the freeholder each year. For leasehold there will be a lease agreement with the freeholder setting out the rights and obligations including the requirement to pay jointly to the upkeep of the building in which the leasehold property is located and possibly also building insurance.

Are you able to deal with Lifetime ISAs? Yes we deal with Lifetime ISAs in Annesley Woodhouse.

If you are a first time buyer what additional expenses can we anticipate? If you are using a Help to Buy ISA or Lifetime ISA your conveyancer are required to make certain actions to ensure release of those savings including any bonus. If you complete the online quote you will see there is an option for Help to Buy ISA or Lifetime ISA. Please chose yes if you have one. You will usually save on Stamp Duty which will be nil up to three hundred thousand pounds. If you chose “yes” to the “First Time Buyer” question on the conveyancing quote the correct rate will calculate for you.

If I am buying and selling a home which I live in and I own a buy to let will I pay higher rate stamp duty? No provided both properties (sale and purchase) complete together. You will pay the normal rates of duty. If you buy a new home before you sell (even if the gap is 24 hours then you need to pay the higher rate of duty and then claim it back. You can request a refund for the amount above the normal Stamp Duty rates provided you sell your previous main home within 36 months.

If we are buying a maisonette what additional payments can we anticipate? This is one tricky area where we cannot give you all the figures up front in our on line quote. This is because leases vary in their requirements and also the costs charged by landlords and managing agents also vary. They can also be two parties to deal with i.e a landlords and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £450. This is why the government is considering regulating this area.

If we are selling a leasehold what additional fees can we anticipate? We cannot give you all the expenses up front in our quote. The costs charged by freeholder and management companies will vary for providing replies often in a pro forma response called LPE1. The charge for this varies from organisation to organisation usually it is around £200 but is can be more in unusual cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the maintenance or very small buildings such as a single house converted into two leaseholds.

Annesley Woodhouse is a village in Nottinghamshire, England, located approximately 10 miles north of the City of Nottingham and 6 miles south of Mansfield, close to Junction 27 of the M1. With a current population of around 3.500,from the 2011 census being included in the civil parish of Annesley, it originated as a farming community and expanded in the 19th and 20th centuries as the mining industry locally was established and grew. With the demise of the mining industry in the 1990s Annesley Woodhouse is now largely a residential area with people travelling out of the village for education, employment and leisure.
