Searches on my Conveyancing Quote

What is not included in a local authority search? There are a number of additional areas that are not covered by the standard local authority search. These include: environmental investigations in Annfield Plain? (to determine a risk of flooding for example, as well as the proximity of any waste sites or potentially contaminated sites which may need a clean-up); water authority searches (which show any publicly owned sewers within the boundaries of the property which could impact upon future building or development). In certain areas additional searches such as mining searches may be advised.

Do we need environmental investigations in Annfield Plain? Statutory legislation have resulted in a clean-up system for contaminated land parcels. The basic position is that the polluter should clean up however where that party cannot be found (for example because the work was done some time ago or the company has gone into bankruptcy the liability for remediation costs passes to the current owner (who could be you). Even if you are purchasing an leasehold in Annfield Plain you may find that you are liable for the cost of any clear-up through the service charge provisions of the lease.

Apart from showing that the property in Annfield Plain is connected to the mains water supply and mains drainage what other data does a a CON29DW show? A a CON29 DW search confirms to a prospective buyer that the property they are purchasing does not need a “build over consent” because the previous owner has constructed an extension within three metres of a public drain. It also shows a raft of other results such as water quality and historical evidence of internal sewer flooding.

General Conveyancing Tips

There is invariably a mortgage offer to apply for and it should be noted that a conveyancer cannot rely on a informal confirmation by mortgage broker or anyone else. They must have sight of your official written offer of mortgage in order that she may (i) verify that you are getting the money you need and be able to check that you can comply with any lender’s conditions imposed in the mortgage offer.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of vested interests in the property transaction; estate agents, mortgage brokers and mortgage lenders might all suggest solicitors for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a payment relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were originally bundles of papers – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually kept by a mortgage lender or solicitor. If these deeds are destroyed this can cause problems. Registration has been compulsory for all dealing with the land for some time now although this was brought in at different times across the country. For the time scale in Annfield Plain you should check with your solicitor. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Annfield Plain

Are you on the panel of HSBC Bank plc? Yes we act for all major lenders and many smaller lenders.

We see that you do not have an office in Annfield Plain? Is this a issue? No because like all modern firms we depend on technology to assist us in our work to ensure that matters are dealt with expeditiously. Your proximity to our office is not going to cause a delay. We are also authorised by the Solicitors Regulation Authority to carry out work throughout England and Wales (which obviously includes Annfield Plain).

What Stamp Duty Land Tax will I pay if I am a first time buyer? First time buyers paying £300k or lower for a residential property will pay no Stamp Duty . If you are paying between £300k and £500k will pay SDLT at 5% on the amount of the purchase price in excess of £300,000 – a reduction of £5,000 compared to standard rates of Stamp Duty . If the price is over £500,000 there is no relief for the first time buyer and the normal rates apply. If you select “yes” to the “First Time Buyer” question on the conveyancing quote the correct rate will calculate for you.

If I am Buying my first house and I already own a share in another home or a buy to let will I pay higher rate stamp duty? This is complex. In certain circumstances you will not need to pay this for example if you have recently inherited a share in a property. We would need to advise you specifically on this.

If we are buying a flat what additional payments can we anticipate? This is one tricky area where we cannot give you all the expenses up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and managing agents also vary. They can also be two parties to deal with i.e a landlords and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £450. This is why the government is considering regulating this area.

We are executors of our parents estate. Do you deal with sales by administrators? Yes. As administrators of the Estate you can sell and our costs remain the same as quoted for this type of Seller.

About Annfield Plain.

Annfield Plain is a village in County Durham, in England. It is situated on a plateau between the towns of Stanley, 4 km (2.5 mi) to the north-east, and Consett, 8 km (5.0 mi) to the west. According to the 2001 census, Annfield Plain has a population of 3,569 . By the time of the 2011 Census Annfield Plain had become a ward of Stanley parish. The ward had a population of 7,774. Along with much of the surrounding area, Annfield Plain’s history lies in coal mining. While the industry collapsed in the 1980s and 90s, its effects are still apparent both in the landscape and in folk memory.

Much of the surrounding landscape is rough moorland, dominated by the nearby Pontop Pike television mast. Not far from semi-rural Derwentside, however, is the Tyneside–Wearside conurbation, with Newcastle 20 km (12 mi) away, and Sunderland a similar distance. The cathedral city of Durham is 16 km (9.9 mi) away and offers quite a contrast to the former pit villages in the area of Annfield Plain.
