Searches on my Conveyancing Quote

Do I need to get a Local Authority search if I’m a cash buyer? Cash buyers do have a choice on what they get when they are purchasing a house and do not necessarily have to conduct a search. Many such customers think they know what a Enquiries of the local authority search will reveal and may know about the Annscroft or surrounding locale however most lawyers will still suggest one. One of the main reasons is that the Official Local Authority search is the only place to reveal indebtedness to the local council and this is more commonly the case with probate properties.

Do you recommend that I get a Environmental check on the property that we are buying in Annscroft? Yes we including this in our quote. We would always recommend an environmental check on the property you intend to purchase which is available from a number of search companies including Future Climate. The environmental search results provide details of present and past environmental risks together with a assessment from an environmental consultant confirming whether or not the land parcel, based upon the information revealed by the search, might be officially names as contaminated land by the London Borough/council.

What is a a CON29DW ? A Drainage & Water Enquiry confirms to a prospective buyer that the land they are buying is connected to the mains water supply and mains drainage. This is particularly significant in parts of Annscroft which are rural as there may be a a private drainage system.

General Conveyancing Tips

How long do conveyancing searches take? This depends on how quickly each organisation takes to respond. Many local authorities will turn searches round in about a week, some in a matter of days, but some can take up to six weeks to respond.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of vested interests in the conveyancing transaction; estate agents, mortgage brokers and mortgage lenders might all suggest firms of lawyers for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a paid referral relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were originally bundles of papers – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually stored by your mortgage lender or solicitor. If these deeds are lost this can cause problems. Registration has been compulsory for all dealing with the deeds for some times now although this was brought in at different times across the country. For the time scale in Annscroft you should check with your lawyer. Thankfully most deeds are now registered and cannot be lost. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

If you are using a Help to Buy ISA or Lifetime ISA your conveyancer are required to make certain actions to make sure release of those savings including any bonus. If you complete the online quote you will see there is an yes no box for Help to Buy ISA or Lifetime ISA. Please chose yes if you have one. You will usually save on SDLT which will be nil up to £300,000. If you chose “yes” to the “First Time Buyer” question on the conveyancing quote the correct rate will calculate for you.

What Stamp Duty Land Tax if I am buying a buy to let in Annscroft? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty Land Tax for each band for all property over forty thousand pounds. If you press “yes” to the “Buy to Let/Second Owner” toggle on the conveyancing quote the correct rate will calculate for you.

If we are buying a flat what additional payments can we anticipate? This is one tricky area where we cannot give you all the costs up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and managing agents also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £450. This is why the government is considering regulating this area.

If we are selling a maisonette in a retirement development what additional fees can we anticipate? We cannot give you all the expenses up front in our estimate. There are going to be two potential costs. First, the costs charged by landlords and managing agents will vary for providing replies often in a questionnaire called LPE1. The charge for this varies from company to company broadly it is around £200 but is can be more in extreme cases. Second, the lease usually contains a provision for the selling to pay a charge to the freeholder based on a % of the market value which is often around 1-2% although other formula may be used. The lease will need to be checked carefully.

About Annscroft.

Annscroft is a small village in Shropshire, England.

It is located on the Shrewsbury to Longden road, approximately 4 miles from Shrewsbury, with nearby hamlets Arscott and Hook-a-Gate. The village is a linear settlement, laid along the one road, and is in the civil parish of Longden. Many of the houses were ‘squatter cottages’ built in the 19th century to house miners working in the local collieries, which closed by the 1930s.

It has one public phone box.

There is a church at the village’s north-east end: Christ Church (C of E) was built in 1868–69, by Shrewsbury architect John Laurence Randall at a cost of £1,400, raised by subscription. It is of rubble-stone with sandstone dressings, in Early English style. The church contains three war memorials: a brass plaque on the south wall of the nave in memory of Trooper William Hulston who was killed in the Boer War of 1899-1902, a marble plaque in the chancel to 18 men who died through serving in World War I and an electric blower organ with plaque to 9 men who died as a result of World War II. The churchyard contains Commonwealth war graves of a Royal Welsh Fusiliers soldier of World War I and a Royal Air Force airman of World War II.

Half a mile north-west of the village is Moat Hall, a disguised timber-framed house built for the Berington family in about 1600, jetty underbuilt in brick. It gave its name to the Moat Hall Colliery, the largest mine in the vicinity, which was merged under one company with the colliery at Hanwood in 1921 and where coal ceased to be lifted in 1931.

The village is home to bus and coach operator Minsterley Motors.
