What is included in a local authority search covering Apley? There are two parts to a local authority search – LLC1 and CON29. The LLC1 covers any charges or attendant restrictions relating to land or property. These can include information on debts due to the local authority which are attached to the property, whether the property is a listed building or located in a conservation area, subject to any planning agreements and conditional planning permissions and a host of other information including whether the title is situated in a smoke control zone. All LLC1 registrations are legally binding on successive owners i.e. a buyer.

Remember there are always likely to be one or more related purchases involved in the “chain” and the interdependence of these transactions means that everyone moves at the pace of the slowest sale or purchase.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when examining a quote what disbursements apply to your sale and check any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £75 cheaper than Firm A, but what about that unusual ‘disbursement’ of £125 that Firm B is charging as an ‘expedition fee’? In reality it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound more competitive by adding on their fees disguised as ‘disbursements’. Make sure that any written quotes you order contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were originally bundles of papers – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually retained by your mortgage lender or solicitor. If these deeds are destroyed this can cause problems. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £550. This is why the government is considering regulating this area.

About Apley.

Apley is a hamlet and civil parish in the West Lindsey district of Lincolnshire, England. It is situated 1 mile (1.6 km) west from the hamlet of Kingthorpe and the site of Kingthorpe railway station, and approximately 2 miles (3 km) south-west from Wragby.

Apley church, dedicated to St Andrew, is a small brick building erected in 1871 at a cost of £284. It was built to conduct burial services within the graveyard of the former and by then non-existing medieval Church St Andrew’s, which before 1816 had decayed and been reduced to its foundations. In the 19th century the churchyard also served the parish of Stainfield. Apley is recorded in White’s Directory as a village and parish with a population of 231, and a land area of 1,658 acres (6.7 km2), 300 acres (1.2 km2) of which was woodland, and included the hamlets of Kingthorpe and Hop Lane. Apley professions and trades listed in 1872 included a parish clerk, a boot & shoemaker, six farmers, two of whom were at Kingthorpe, and two carriers, one of whom was a shopkeeper.
