What is not included in a local authority search? Note that local searches are often relevant to only the property you are purchasing and might not cover land with planning consents next door or located a short distance away. (Tip: in this instance you may wish to make additional enquiries at your council covering Arkesden. How long does conveyancing take? For relatively typical sale or purchase, expect the conveyancing of your property to take about 2 to 3 months.

Always check what you are buying? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common errors a home buyer makes is not checking the plan properly. It is a good idea to go to the land to check that what is shown on the plan agrees with what you think you’re buying on site. All too often clients mistakenly think that a piece of land at the side or rear of the land parcel is theirs,only to discover that the legal title to the land parcel doesn’t include this area. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the land it stands on. As you have everything you are responsible for all expenses needed to repair the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Arkesden some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a nominal ground rent of a few pounds to the landlord each year. About Arkesden.

Arkesden is a village and civil parish in Essex, England. It is located 4.3 miles (7 km) southwest of Saffron Walden, is around 6 miles from Bishop’s Stortford in nearby Hertfordshire and is 22 miles (35 km) northwest from the county town of Chelmsford. The village is in the district of Uttlesford and the parliamentary constituency of Saffron Walden. The village has its own parish council.

According to the 2001 census, the parish had a population of 363, increasing slightly to 366 at the 2011 census.

The village church is dedicated to St Mary the virgin. The village hall is on the church green next to Church Green Cottage. There is one public house, the Axe and Compasses.

The musician Steve Marriott died in a fire at his home at Arkesden in 1991.
