General Conveyancing Tips

How long do conveyancing searches take? This depends on how quickly each organisation takes to respond.Many local authorities will turn searches round in about a week, some in a matter of days, but some can take up to six weeks to respond.

Always check what you are buying? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest errors a client makes is not checking the plan properly. It is a best to go to the property to check that what is shown on the plan agrees with what you think you’re acquiring on site. All too often purchasers mistakenly think that a piece of land at the side or rear of the home is theirs,only to later discover that the legal title to the property doesn’t include this land. Always be satisfied that the title plan matches the physical position at the property.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually stored by your mortgage lender or solicitor. If these deeds are mislaid this can cause problems. Registration has been compulsory for all dealing with the property for some times now although this was brought in at different times across the country. Arras ( ARR-əss, French: [aʁɑs] (About this soundlisten); Picard: Aro; Historical Dutch: Atrecht [ˈaːtrɛxt] (About this soundlisten)) is the capital (chef-lieu/préfecture) of the Pas-de-Calais department, which forms part of the region of Hauts-de-France; prior to the reorganization of 2014 it was located in Nord-Pas-de-Calais. The Arras plain lies on a large chalk plateau bordered on the north by the Marqueffles fault, on the southwest by the Artois and Ternois hills, and on the south by the slopes of Beaufort-Blavincourt. On the east it is connected to the Scarpe valley.

Established during the Iron Age by the Gauls,[citation needed] the town of Arras was first known as Nemetocenna, which is believed to have originated from the Celtic word nemeton, meaning ‘sacred space.’[citation needed].

The first mention of the name Arras appeared in the 12th century. Some hypothesize it is a contraction of Atrebates, a Belgic tribe of Gaul and Britain that used to inhabit the area. The name Atrebates could have successively evolved to become Atrades, Atradis, Aras and finally Arras. Others believe it comes from the Celtic word Ar, meaning ‘running water’, as the Scarpe river flows through Arras. Louis XIII reconquered Arras in 1640; the town officially became part of France in 1659.

Arras is Pas-de-Calais’ third most populous town after Calais and Boulogne-sur-Mer. The town counted 43,693 residents in 2012, with the Arras metropolitan area having a population of 124,200. Arras is located 182 kilometers (113 miles) north of Paris and can be reached in 2 hours by car and in 50 minutes by TGV. It is the historic center of the former Artois province. Its local speech is characterized as a patois. The city of Arras is well known for its architecture, culture, and history.
