What is not included in a local authority search? There are a number of additional queries that are not covered by the standard local authority search. These include: environmental enquiries in Ashmanhaugh? Remember there are always likely to be many linked purchases involved in the “chain” and the interdependence of these transactions means that everyone moves at the pace of the slowest transaction.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when getting a quote what disbursements apply to your transaction and ask about any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £75 cheaper than Firm A, but what about that unusual ‘disbursement’ of £125 that Firm B is charging as an ‘expedition fee’? In reality it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound cheaper by adding on their legal fees disguised as ‘disbursements’. Make sure that any estimates you download contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were originally bundles of papers – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually kept by your mortgage lender or solicitor. If these deeds are mislaid this can cause problems. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £550. This is why the government is considering regulating this area.

The costs charged by freeholder and management companies will vary for providing information packs often in a pro forma response called LPE1. The charge for this varies from organisation to organisation often it is approximately £300 but is can be more in extreme cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the block or very small buildings such as a single house converted into 2 leaseholds.

About Ashmanhaugh.

Ashmanhaugh is a village and civil parish in the English county of Norfolk, situated some 20 km north east of Norwich. See Inside the churches of St Swithins here & Beeston St Lawrence here. Apart from Ashmanhaugh village itself, the parish also includes Beeston St Lawrence, which was a separate parish until 1935.

The civil parish has an area of 4.82 square kilometres and in the 2001 census had a population of 197 in 74 households, the population falling to 189 at the 2011 census. For the purposes of local government, the parish falls within the district of North Norfolk.

The churches of Ashmanhaugh St Swithin and Beeston St Lawrence are two of 124 existing round-tower churches in Norfolk.
