Searches on my Conveyancing Quote

What is not included in a local authority search? There are a number of additional reports that are not covered by the standard local authority search. These include: environmental enquiries in Ashmore? (to determine a risk of flooding for example, as well as the proximity of any waste sites or potentially contaminated sites which may need a clean-up); water authority searches (which show any public sewers within the boundaries of the property which could impact upon future building or development). In certain areas additional searches such as mining searches may be advised.

Is there a need environmental checks in Ashmore? Statutory legislation have resulted in a clean-up system for contaminated land parcels. The basic position is that the polluter should clean up however where that party disappears (for example because the work was done some time ago or the company has gone into liquidation the liability for clean-up costs passes to the existing owner (who could be you). Even if you are purchasing an leasehold in Ashmore you may find that you are liable for the cost of any remediation through the service charge provisions of the lease.

Apart from showing that the site in Ashmore is connected to the mains water supply and mains drainage what other results does a drainage search show? A drainage search illustrates to a new buyer that the site they are acquiring does not need a “build over consent” because the owner has constructed an addition to the house over a public drain. It also shows a raft of other replies such as water quality and historical evidence of internal sewer flooding.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Couldn’t recommend this company enough, not to expensive and very helpful, but I especially recommend Mouzzam Yamin who dealt with my case of buying my first property. As a first time buyer I was so confused and worried about EVERYTHING …More I am pleased to leave Mouzzam Yamin a 5 star review for his help with the sale of my property.

Remember if the process drags on, we will not hit you with additional charges.

General Conveyancing Tips

There is often a mortgage offer to organise and it should be noted that a solicitor cannot rely on a “nod and a wink” by mortgage broker or anyone else. The conveyancer must have sight of your official written offer of mortgage in order that she may (i) verify that you are getting the advance you need and be sure that you can comply with any conditions of the mortgage offer imposed in the offer of loan.

Always check what you are purchasing? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common mistakes a consumer makes is not checking the plan properly. It is a best to go to the house to check that what is shown on the plan agrees with what you think you’re looking at on site. All too often consumers mistakenly think that a piece of land at the side or rear of the property is theirs, only to later discover that the legal title to the site doesn’t include this space. Always be satisfied that the title plan matches the physical position at the property.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually stored by your mortgage lender or solicitor. If these deeds are destroyed this can cause problems. Registration has been compulsory for all dealing with the property for some time now although this was brought in at different times across the country. For the time period in Ashmore you should check with your lawyer. Thankfully most deeds are now registered and cannot be lost. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Ashmore

Are you able to manage a mortgage with Monmouthshire Building Society in Ashmore? Yes we are on the mortgage Panel for this lender.

Are you able to oversee Lifetime ISAs? Yes we deal with Lifetime ISAs in Ashmore.

What is a first time buyer? The characterisation of a first time buyer may differ from your mortgage product when considering SDLT. A first time buyer according to the Revenue is an individual who has never owned an interest in any residential property in the UK or anywhere else in the world and who intends to occupy the property as their main residence. If you press “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

If I am Buying my first house and I already own a share in another home or a buy to let will I pay higher rate stamp duty? This is complex. In certain circumstances you will not need to pay this for example if you have recently inherited a share in a property. We would need to advise you specifically on this.

If we are buying a maisonette what additional expenses can we anticipate? This is one tricky area where we cannot give you all the figures up front in our quote. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £550. This is why the government is considering regulating this area.

If we are selling a maisonette in a retirement development what additional fees can we anticipate? We cannot give you all the expenses up front in our quote. There are going to be two potential costs. First, the costs charged by landlords and management companies will vary for providing responses often in a pro forma response called LPE1. The charge for this varies from company to company usually it is around £200 but is can be higher in unusual cases. Second, the lease often contains a clause for the assignor to pay a fee to the freeholder based on a percentage of the sale price which is mainly 2% although other formula may be used. The lease will need to be checked carefully.
