Do I need to get a Local Authority search if I’m a cash buyer? Cash buyers do have a choice on what they seek when they are purchasing a house and do not necessarily have to conduct a search. Many such consumers think they know what a Official Local Authority search will reveal and may know about the Ashwicken or surrounding locale however most solicitors will still recommend one. There is always likely to be a mortgage loan to organise and it should be noted that a lawyer cannot rely on a “nod and a wink” by mortgage broker or anyone else. The Firm must have sight of your official written offer of mortgage in order that he may (i) be able to check that you are getting the money you need and be able to check that you can comply with any lender’s conditions imposed in the offer of loan.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing lawyers to third parties such as search fees and Land Registry fees and stamp duty. Double check when obtaining a estimate what disbursements apply to your sale and ask about any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £50 cheaper than Firm A, but what about that unusual ‘disbursement’ of £195 that Firm B is charging as an ‘expedition fee’? In reality it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound better by adding on their legal fees disguised as ‘disbursements’. Make sure that any written quotes you order contain all costs, disbursements and VAT. About Ashwicken.

Ashwicken is a small village in the English county of Norfolk. The village sits on the B1145 Kings Lynn to Mundesley road around 5 miles (8.0 km) east of Kings Lynn. The village was united with the civil parish of Leziate in the 15th century.

Ashwicken is the site of a shrunken medieval village, one of around 200 lost settlements in Norfolk. The remains of the village were visible as earthworks near to Ashwicken Hall but were partly destroyed by ploughing in the 1990s. The hall was surrounded by a medieval moat which was filled in during the 19th century.

The parish church, which is dedicated to All Saints, dates from the medieval period. It was restored during the 19th century and is a Grade II* listed building.
