Do I need to get a Official Local Authority search if I’m a cash buyer? Cash buyers do have a choice on what they get when they are purchasing land and do not necessarily have to conduct a search. Remember there are frequently several connect purchases involved in the “chain” and the interdependence of these sales means that everyone moves at the pace of the slowest sale or purchase.

Disbursements are sums paid by conveyancing solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when examining a estimate what disbursements apply to your sale and question any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £50 cheaper than Firm A, but what about that unusual ‘disbursement’ of £125 that Firm B is charging as an ‘expedition fee’? This is why the government is considering regulating this area.

About Askern.

Askern () is a town and civil parish within the Metropolitan Borough of Doncaster, in South Yorkshire, England. It is on the A19 road between Doncaster and Selby. Historically part of the West Riding of Yorkshire, it became a spa town in the late 19th century, but this stopped once coal mines opened in the town. The last mine closed in the 1990s.
