Searches on my Conveyancing Quote

Do I need to get a Official Local Authority search if I’m a cash buyer? Cash buyers do have a choice on what they order when they are purchasing a site and do not necessarily have to conduct a search. Many such consumers think they know what a Enquiries of the local authority search will reveal and may know about the Attercliffe or surrounding locale however most conveyancing lawyers will still advise one. One of the main reasons is that the Local Authority search is the only place to reveal liabilities to the council and this is more commonly the case with .

Do you recommend that both of us order an Environmental investigation on the property that we are buying in Attercliffe? Yes we including this in our quote. We would always recommend an environmental search on the site you intend to purchase which is available from a number of suppliers including Future Climate. The environmental check results provide details of present and past environmental risks together with a report from an environmental consultant confirming whether or not the ground, based upon the information revealed by the search, would be officially names as contaminated land by the local council.

Why is a water authority search critical if you want to extent or alter the land in Attercliffe? One of the basic replies shows information of any public sewer on the site you are purchasing. This is significant because if you want to build near a public drain you might need a ‘Build-over Agreement’ with the water authority. This may control what you want to build and/or make the extension more expensive.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

We dealt with Mouzzam who was very quick at replying and managed to complete the property purchase in less than a month. I couldn’t recommend them enough. Great service Excellent service provided by Mouzzam Yamin. Very quick full responses to all contact made. Mouzzam handled everything extremely quickly and diligently on his end, and certainly put the other side’s conveyancer to shame. Would definitely use again in the future and recommend to friends / family if they need the service.

Remember if the process drags on, we will not hit you with additional charges.

General Conveyancing Tips

How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer timeframe if you are trading buying down and have a lot of items to get rid of. You can quicken the process if it is your first buy. You may be able to exchange and complete simultaneously. However your option depend on what  others in the chain will allow.

Always check what you are purchasing? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest mistakes a consumer makes is not checking the plan properly. It is a good idea to go to the site to check that what is shown on the plan agrees with what you think you’re looking at on site. All too often home buyers mistakenly think that a piece of land at the side or rear of the land is theirs, only to find out that the legal title to the property doesn’t include this bit of garden. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you have everything you are responsible for all bills necessary to repair the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Attercliffe some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a minor ground rent of a few hundred pounds to the freeholder each year. For leasehold there will be a lease agreement with the landlord setting out the rights and obligations including the requirement to contribute jointly to the maintenance of the building in which the flat is situated and possibly also building insurance.

FAQs in Attercliffe

Are you on the panel of Nationwide Building Society? Yes we act for all major lenders and many smaller lenders.

We note that you do not have an office in Attercliffe? Is this a concern? No because like all modern lawyers we depend on technology to assist us in our firm to ensure that matters are dealt with swiftly. Your proximity to our office is not significant. We are also authorised by the Solicitors Regulation Authority to carry out work throughout England and Wales (which obviously includes Attercliffe).

What is a first time buyer? The meaning of a first time buyer may differ from your mortgage product when considering Stamp Duty . A first time buyer according to the the Government is an person who has never owned an interest in any residential property in the United Kingdom or anywhere else in the world and who intends to occupy the property as their main house. If you chose “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the SDLT position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of SDLT for each band for all property over forty thousand pounds. If you select “yes” to the “Buy to Let/Second Owner” question on the conveyancing quote the correct rate will calculate for you.

If we are buying a maisonette what additional costs can we anticipate? This is one tricky area where we cannot give you all the figures up front in our estimate. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £500. This is why the government is considering regulating this area.

We have obtained probate for my family estate. Do you deal with sales by administrators? Yes. As administrators of the Estate you can sell and our fees remain the same as our standard quote for this type of Seller.
