What is included in a local authority search covering Attlebridge? There are two parts to a local authority search – Local Land Charge Register search and Enquiries of the local authority. The Local Land Charges search covers any charges or attendant restrictions relating to land or property. These can include information on debts due to the local authority which are attached to the house, whether the house is a listed building or located in a conservation area, subject to any planning agreements and conditional planning permissions and a host of other information including whether the land is situated in a smoke control zone. All Local Land Charge registrations are legally binding on successive owners i.e. a buyer.

There is more often than not a mortgage to obtain and it should be noted that a lawyer cannot rely on a quick email by mortgage broker or anyone else. The lawyer must generally have sight of your final written mortgage offer in order that she may (i) be able to check that you are getting the advance you need and be able to check that you can comply with any conditions of the mortgage offer imposed in the mortgage loan.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancers to third parties such as search fees and Land Registry fees and stamp duty. Double check when looking at a quote what disbursements apply to your sale and check any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £50 cheaper than Firm A, but what about that unusual ‘disbursement’ of £150 that Firm B is charging as an ‘expedition fee’? In reality it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound better by adding on their fees disguised as ‘disbursements’. Make sure that any quotes you obtain contain all costs, disbursements and VAT. About Attlebridge.

Attlebridge is a village and civil parish in the English county of Norfolk. It is situated about 8 miles (13 km) north-west of Norwich, where the A1067 crosses the River Wensum.

The civil parish has an area of 5.27 square kilometres and in the 2001 census had a population of 122 in 50 households, increasing to a population of 223 in 96 households at the 2011 Census. For the purposes of local government, the parish falls within the district of Broadland.

The mediaeval parish church of St Andrew is a grade II* listed building.

The village is named after Ætla and the nearby bridge he is credited with constructing. Between the 1880s and 1950s the settlement had its own Attlebridge railway station offering direct trains to Norwich and Kings Lynn. It was eventually closed as a cost-cutting measure by British Rail.

During World War II a nearby airfield, designated RAF Attlebridge, was used as an airfield for launching Allied aircraft missions against Axis targets in Europe.
