Searches on my Conveyancing Quote

How long do Enquiries of the local authority search searches take? The wait time for a Local Authority search can vary significantly, from 24 hours to six weeks! Although we order all our Local Authority searches electronically some searches are still processed handled manually by the Local Authority. Also the search time can be affected by seasonal demand levels and local council staffing levels.

When we ask for a Environmental search on the property mentioned on the conveyancing quote for the property in Awbridge what will it reveal? The search provides data of present and past pollution risks together with a assessment from an environmental expert confirming whether or not the site might be officially names as contaminated land by the London Borough/council. It may also reveal other information such as whether the property is within a flooding area (which may have an effect on the availability and cost of home insurance), whether it is on or near a landfill site and in an area of high subsidence or landslip. It may also shown whether the property is affected by coal mining and high radon zone.

Apart from showing that the house in Awbridge is connected to the mains water supply and mains drainage what other results does a water authority search show? A a CON29 DW search shows to a prospective buyer that the land they are purchasing does not need a “build over consent” because the previous owner has constructed an addition to the house close to a public drain. It also shows a raft of other data such as water quality and historical evidence of internal sewer flooding.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Highly recommended! We have used K.E.R for two purchases now, both which had very complicated and long drawn out issues. They were always approachable, gave excellent advice and managed to get to the bottom of all issues. Their patience and …More i was very happy with the services provided by Mouzzam Yamin in relation to a potential property purchase, especially with his prompt responses and communication, which is so important during a lengthy property purchase process. I would use him again and have recommended him to my friends. Just a note of thanks to Mouzzam for helping us through the conveyacing for our new house. The entire process was completed in barely about 5 weeks!.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

How long does conveyancing take? For relatively simple sale or purchase, expect the conveyancing of your property to take between 2 to 3 months.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of linked parties in the property transaction; estate agents, mortgage brokers and mortgage lenders might all suggest solicitors for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a paid referral relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually stored by your mortgage lender or solicitor. If these deeds are mislaid this can cause problems. Registration has been compulsory for all dealing with the property for some period now although this was brought in at different times across the country. For the time scale in Awbridge you should check with your lawyer. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Awbridge

Are you able to handle a mortgage with West Bromwich Building Society in Awbridge? Yes we are on the mortgage Panel for this lender.

Are you able to manage Help to Buy ISAs in Awbridge? Yes we are on the panel so we can deal with Help to Buy ISAs.

What Stamp Duty Land Tax will I pay if I am a first time buyer? First time buyers paying three hundred thousand pounds or less for a residential property will pay no Stamp Duty Land Tax. If you are paying between three hundred thousand pounds and £500k will pay SDLT at 5% on the amount of the purchase price in excess of £300,000 – a reduction of £5,000 compared to standard rates of Stamp Duty Land Tax. If the price is over £500k there is no relief for the first time buyer and the normal rates apply. If you press “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If I am buying and selling a home which I live in and I own a buy to let will I pay higher rate stamp duty? No provided both properties (sale and purchase) go through together. You will pay the normal rates of duty. If you buy a new home before you sell (even if the gap is 1 day then you need to pay the higher rate of duty and then claim it back. You can request a refund for the amount above the normal Stamp Duty rates provided you sell your previous main property within three years.

If we are buying a flat what additional disbursements can we anticipate? This is one tricky area where we cannot give you all the costs up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and management companies also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £600. This is why the government is considering regulating this area.

I have obtained Letters of Administration for my parents estate. Do you deal with sales by executors? Yes. As executors of the Estate you can sell and our legal costs remain the same as our standard quote for this type of Seller.

About Awbridge.

Awbridge is a small village and civil parish in the Test Valley district of Hampshire, England, about three miles northwest of Romsey, and near the River Test. According to the 2001 census the parish, which includes the villages of Awbridge, Upper Ratley and Lower Ratley, had a population of 695, increasing to 712 at the 2011 Census. Commonly the terms Upper and Lower Ratley are dropped, with locals referring to the entire area as Awbridge. Confusingly, the intersection through the village of its 3 main roads, location of the village school, and previously Post Office, is in Upper Ratley, and is denoted on Maps as such, with the mapped location of Awbridge being further towards Romsey than is generally accepted.

As if this naming ambiguity is not enough, there is often a ‘Kent’s Oak’, listed on maps of the area as if this were also a location in its own right. It is a large oak tree in the corner of the school field, and despite its impressive size and age is no more than a local landmark, and not another village. As well though there exists a fine house, now a home for the elderly named Kent’s Oak which was formerly a children’s home run by Hampshire County Council. Adjacent is Little Kent’s Oak – another house built in later years though of similar appearance yet smaller.

Locally, the name of the village is pronounced ‘A-bridge’, with the letter ‘w’ silent. This pronunciation can be the subject of some snobbery (and reverse-snobbery).

It is within walking distance of Kimbridge, Dunbridge and Mottisfont, with Dunbridge providing a railway link to both Salisbury (to the north west) and Southampton (to the south).
