Searches on my Conveyancing Quote

What is a Local Authority Search and why is it needed in Aylestone? Whilst this is to a solicitors and mortgage lenders an crucial piece of the home buying process to purchasers the need for this may be somewhat of a mystery. However the search reveals relevant|applicable|appropriate|useful information for your matter. In extreme cases the replies can be used to alter your the purchase price or and may even make you withdraw from the buying.

Do you recommend that both of us obtain an Environmental investigation on the property that we are buying in Aylestone? Yes we including this in our quote. We would always recommend an environmental check on the ground you intend to purchase which is available from a number of suppliers including Landmark. The environmental enquiry results provide details of present and past environmental risks together with a assessment from an environmental consultant confirming whether or not the area, based upon the information revealed by the search, is likely to be classified contaminated land by the London Borough/council.

Why is a Drainage & Water Enquiry decisive if you want to extent or alter the property in Aylestone? One of the vital replies shows information of any public sewer on the land you are buying. This is important because if you want to build over a public drain you might need a ‘Build-over Agreement’ with the water authority. This may hinder what you want to build and/or make the footings cost more.

General Conveyancing Tips

Remember there are invariably one or more related purchases involved in the “chain” and the interdependence of these transactions means that everyone moves at the pace of the slowest purchase.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by lawyers to third parties such as search fees and Land Registry fees and stamp duty. Double check when obtaining a quote what disbursements apply to your sale and purchase and check any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £50 cheaper than Firm A, but what about that unusual ‘disbursement’ of £140 that Firm B is charging as an ‘expedition fee’? In truth it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound more competitive by adding on costs disguised as ‘disbursements’. Make sure that any estimates you get contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were originally bundles of papers – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually kept by your mortgage lender or solicitor. If these deeds are mislaid this can cause problems. Registration has been compulsory for all dealing with the deeds for some time now although this was brought in at different times across the country. For the date in Aylestone you should check with your conveyancer. Thankfully most deeds are now registered and cannot be destroyed. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Aylestone

Are you able to oversee a mortgage with NatWest in Aylestone? Yes we are on the mortgage Panel for this lender.

Are you able to deal with Help to Buy ISAs in Aylestone? Yes we are on the panel so we can deal with Help to Buy ISAs.

What SDLT will I pay if I am a first time buyer? First time buyers paying £300k or less for a residential property will pay no SDLT. If you are paying between three hundred thousand pounds and half a million pounds will pay SDLT at 5% on the amount of the purchase price in excess of £300,000 – a reduction of £5,000 compared to standard rates of SDLT. If the price is over half a million pounds there is no relief for the first time buyer and the normal rates apply. If you press “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

What SDLT if I am buying a second home in Aylestone? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of SDLT for each band for all property over forty thousand pounds. If you press “yes” to the “Buy to Let/Second Owner” question on the conveyancing quote the correct rate will calculate for you.

If we are buying a leasehold what additional fees can we anticipate? This is one tricky area where we cannot give you all the disbursements up front in our estimate. This is because leases vary in their requirements and also the costs charged by landlords and management companies also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £650. This is why the government is considering regulating this area.

I have obtained probate for our fathers estate. Do you deal with sales by executors? Yes. As executors of the Estate you can sell and our costs remain the same as quoted for this type of Seller.

About Aylestone.

Aylestone is a suburb of Leicester, England, southwest of the city centre and to the east of the River Soar. It was formerly a separate village, but the growth of the city since The Leicester Extension Act of 1891 incorporated Aylestone into the Borough of Leicester and it is now part of the suburban area.

The parish church of St Andrew dates mostly from the 13th century. The area around the church retains much of the former village character and is referred to as ‘the village’ or ‘old Aylestone’ by local residents. The former village is largely surrounded by Victorian housing close to the city centre (known as Aylestone Park) and by 20th-century housing in other directions.

The electoral ward of Aylestone (Leicester City Council) covers Aylestone Village, the Gilmorton Estate, the south and west of Aylestone Park (the remainder is in Freemen ward) and the southwest side of Saffron Lane (to Knighton Lane). The ward borders Freemen and Eyres Monsell wards and is in the parliamentary constituency of Leicester South. The ward has two elected councillors: Councillor Adam Clarke (Labour) and Councillor Nigel Porter (Liberal Democrat).
