How long do local search LLC1 searches take? The time for a Local Authority search can vary significantly, from 24 hours to six weeks! Although we order all our Local Authority searches via a website some searches are still processed processed manually by the Local Authority. Also the search time can be affected by seasonal demand levels and Local Authority staffing levels.

I heard that the local authority Enquiries in Backford will show if the land is contaminated. Is that correct? Remember there are more often than not several related purchases involved in the “chain” and the interdependence of these sales means that everyone moves at the pace of the slowest sale or purchase.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing lawyers to third parties such as search fees and Land Registry fees and stamp duty. Double check when looking at a quote what disbursements apply to your matter and ask about any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £99 cheaper than Firm A, but what about that unusual ‘disbursement’ of £150 that Firm B is charging as an ‘expedition fee’? In truth it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound better by adding on fees disguised as ‘disbursements’. About Backford.

Backford is a village and civil parish in the unitary authority of Cheshire West and Chester and ceremonial county of Cheshire, England. It is situated between Chester and Ellesmere Port on the A41 trunk road, to the north of the Shropshire Union Canal.
Backford Cross is located about 2.5 km (1.6 mi) to the north, the village of Mollington is approximately 2.5 km (1.6 mi) to the west and the hamlet of Croughton is about 3 km (1.9 mi) to the east.

According to the 2011 census the parish had a population of 117.
Formerly a township in the Wirral Hundred, its population was 138 in 1801, 155 in 1851, 141 in 1901, 119 in 1951 and 109 at the 2001 census.
The neighbouring civil parish of Chorlton-by-Backford was added to Backford in 2015.

St Oswald’s Church is in the centre of the village, as is Backford Hall, which is a Grade II listed building.
Until its sale for residential redevelopment in 2012, Backford Hall had operated as offices for Cheshire West and Chester Council. Its grounds were used as a golf course by the now defunct Backford Hall Golf Club from the late 1930s until 1950.
