Searches on my Conveyancing Quote

What is included in a local authority search covering Bacton? There are two parts to a local authority search – Local Land Charges search and Enquiries of the local authority. The Local Land Charges search covers any charges or attendant restrictions relating to land or property. These can include information on debts due to the local authority which are attached to the property, whether the house is a listed building or located in a conservation area, subject to any planning agreements and conditional planning permissions and a host of other information including whether the title is subject to a tree protection order. All Local Land Charge registrations are legally binding on successive owners i.e. a buyer.

Do you recommend that both of us ask for an Environmental enquiry on the property that we are buying in Bacton? Yes we including this in our quote. We would always recommend an environmental search on the site you intend to purchase which is available from a number of search companies including Groundsure. The environmental enquiry results provide details of present and past environmental risks together with a report from an environmental expert confirming whether or not the site, based upon the information revealed by the search, could be officially names as contaminated land by the London Borough/council.

Why is a water authority search important if you want to extent or alter the land parcel in Bacton? One of the critical results shows a plan of of any public sewer on the site you are acquiring. This is worth knowing because if you want to build adjacent a public drain you might need a ‘Build-over Agreement’ with the water authority. This may restrict what you want to build and/or make the footings more costly.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Top class solicitors, I was dealing with Mouzzam Yamin who handled everything very professionally especially when things were at difficult stages. They thoroughly make sure in protecting your interests and keep business professional. Hassle free process on recent property purchase with regular updates from Mouzzam Yamin, and all done at a reasonable fee.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer period if you are trading selling down and have a lot of items to clear. You can quicken the process if it is your first purchase. You may be able to exchange and complete simultaneously. However your instructions depend on what  others in the chain will agree to.

Always check what you are purchasing? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common errors a client makes is not checking the plan properly. It is a best to visit the house to check that what is shown on the plan agrees with what you think you’re buying on site. All too often buyers mistakenly think that a piece of land at the side or rear of the home is theirs, only to later discover that the legal title to the home doesn’t include this site. Always be satisfied that the title plan matches the physical position at the property.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were traditionally bundles of papers – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually stored by your mortgage lender or solicitor. If these deeds are lost this can cause problems. Registration has been compulsory for all dealing with the property for some times now although this was brought in at different times across the country. For the date in Bacton you should check with your conveyancer. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Bacton

Are you on the panel of Paragon? Yes we act for all major lenders and many smaller lenders.

We have noticed that you do not have an office in Bacton? Is this a issue? No because like all modern law firms we rely on technology to assist us in our work to ensure that matters are dealt with expeditiously. Your proximity to our office is not important. We are also authorised by the Solicitors Regulation Authority to carry out work throughout England and Wales (which obviously includes Bacton).

What is a first time buyer? The classification of a first time buyer may differ from your mortgage product when considering Stamp Duty Land Tax. A first time buyer according to the Inland Revenue is an real person who has never owned an interest in any residential property in the United Kingdom or anywhere else in the world and who intends to occupy the property as their main home. If you chose “yes” to the “First Time Buyer” question on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the SDLT position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty Land Tax for each band for all property over £40k. If you select “yes” to the “Buy to Let/Second Owner” question on the conveyancing quote the correct rate will calculate for you.

If we are buying a maisonette what additional expenses can we anticipate? This is one tricky area where we cannot give you all the expenses up front in our quote. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £450. This is why the government is considering regulating this area.

I am the administrators of my fathers estate. Do you deal with sales by administrators? Yes. As executors of the Estate you can sell and our legal costs remain the same as quoted for this type of Seller.
