Searches on my Conveyancing Quote

How long do local search LLC1 searches take? The timescale for a Local Authority search can vary significantly, from 24 hours to six weeks! Although we order all our Local Authority searches electronically some searches are still processed managed manually by the council. Also the search time can be affected by seasonal demand levels and Local Authority staffing levels.

When we order an Environmental search on the property mentioned on the conveyancing quote for the property in Bagnor what will it reveal? The search provides information of present and past contamination risks together with a assessment from an environmental expert confirming whether or not the site is likely to be officially names as contaminated land by the London Borough/council. It may also reveal other information such as whether the property is within a flood plain area (which may have an effect on the availability and cost of home insurance), whether it is on or near a landfill site and in an area of high subsidence or landslip. It may also shown whether the property is affected by coal mining and radon prone area.

Apart from showing that the property in Bagnor is connected to the mains water supply and mains drainage what other results does a a CON29DW contain? A a CON29DW illustrates to a future owner that the property they are buying does not need a “build over consent” because the owner has constructed an alteration over a public drain. It also shows a raft of other information such as water quality and historical evidence of internal sewer flooding.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

This is the second time we have used Kenneth Elliot and Rowe Solicitors the first being when we bought our property in 2017. This time we needed to remortgage and also redeem our help to buy loan. We had our case handled by Mouzzam Yamin and cannot fault the service we have received. He was patient and understanding and helped with any query we had and always replied back promptly. Thought this would be a much more stressful process considering the horror stories I have heard from people redeeming their help to buy loan but the whole process went through perfectly and on time. Thanks once again to Mouzzam and the team at KER.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

There is always likely to be mortgage finance to arrange and it should be noted that a conveyancing solicitor cannot rely on a informal confirmation by mortgage broker or anyone else. The Solicitor must have sight of your final written mortgage offer in order that he may (i) be able to check that you are getting the money you need and ensure that you can comply with any conditions of the mortgage offer imposed in the mortgage loan.

Always check what you are buying? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest mistakes a buyer makes is not checking the plan properly. It is a best to visit the land parcel to check that what is shown on the plan agrees with what you think you’re looking at on site. All too often customers mistakenly think that a piece of land at the side or rear of the land parcel is theirs, only to discover that the legal title to the land doesn’t include this site. Always be satisfied that the title plan matches the physical position at the property.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were originally paper documents – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually stored by your mortgage lender or solicitor. If these deeds are destroyed this can cause problems. Registration has been compulsory for all dealing with the land for some times now although this was brought in at different times across the country. For the date in Bagnor you should check with your solicitor. Thankfully most deeds are now registered and cannot be destroyed. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Bagnor

Are you on the panel of First Direct? Yes we act for all major lenders and many smaller lenders.

Are you able to handle Lifetime ISAs? Yes we deal with Lifetime ISAs in Bagnor.

If you are a first time buyer what additional payments can we anticipate? If you are using a Help to Buy ISA or Lifetime ISA we are required to make certain steps to ensure release of those monies including any bonus. If you complete the online quote you will see there is an option for Help to Buy ISA or Lifetime ISA. Please chose yes if you have one. You will usually save on Stamp Duty Land Tax which will be nil up to £300,000. If you chose “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If I am Buying my first house and I already own a share in another home or a buy to let will I pay higher rate stamp duty? This is complex. In certain circumstances you will not need to pay this for example if you have recently inherited a share in a property. We would need to advise you specifically on this.

If we are buying a maisonette what additional payments can we anticipate? This is one tricky area where we cannot give you all the figures up front in our quote. This is because leases vary in their requirements and also the costs charged by freeholder and managing agents also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £450. This is why the government is considering regulating this area.

If we are selling a maisonette what additional fees can we anticipate? We cannot give you all the expenses up front in our quote. The costs charged by freeholder and management companies will vary for providing responses often in a form called LPE1. The charge for this varies from organisation to organisation broadly it is approximately £200 but is can be more in rare cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the maintenance or very small buildings such as a single house converted into a couple flats.
