How long do Official Local Authority search searches take? The ETA for a Enquiries of the local authority search can vary significantly, from 24 hours to six weeks! Although we order all our Official Local Authority searches via a website some searches are still processed administered manually by the council. Also the search timescale can be affected by seasonal demand levels and local council staffing levels.

Is there a need environmental checks in Bagshot? Statutory legislation have resulted in a clear-up scheme for contaminated sites. The basic position is that the polluter should clear-up however where that party is missing (for example because the work was done some time ago or the company has gone into bankruptcy the liability for clean-up costs passes to the present owner (who could be you). Even if you are purchasing an flat in Bagshot you may find that you are liable for the cost of any clear-up through the maintenance charge provisions of the lease.

Why is a water authority search crucial if you want to extent or alter the home in Bagshot? One of the essential results shows a map of any public sewer close to the house you are buying. This is worth knowing because if you want to build close to a public drain you might need a ‘Build-over Agreement’ with the water authority. This may control what you want to build and/or make the design more expensive.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Highly recommended! We have used K.E.R for two purchases now, both which had very complicated and long drawn out issues. They were always approachable, gave excellent advice and managed to get to the bottom of all issues. Their patience and …More i was very happy with the services provided by Mouzzam Yamin in relation to a potential property purchase, especially with his prompt responses and communication, which is so important during a lengthy property purchase process. I would use him again and have recommended him to my friends. Just a note of thanks to Mouzzam for helping us through the conveyacing for our new house. The entire process was completed in barely about 5 weeks!.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

How long does conveyancing take? For relatively typical sale or purchase, expect the conveyancing of your property to take around eight and twelve weeks.

Always check what you are acquiring? We will always show you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common errors a buyer makes is not checking the plan properly. It is a good idea to go to the home to check that what is shown on the plan agrees with what you think you’re purchasing on site. All too often purchasers mistakenly think that a piece of land at the side or rear of the home is theirs, only to find out that the legal title to the home doesn’t include this bit of garden. Always be satisfied that the title plan matches the physical position at the property.

What are the title deeds? The title deeds are the documents showing ownership of a house or flat. Historically these were originally paper documents – there are known as ‘unregistered title deeds’ but these days the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The unregistered title deeds are usually kept by a mortgage lender or solicitor. If these deeds are mislaid this can cause problems. Registration has been compulsory for all dealing with the property for some period now although this was brought in at different times across the country. For the time scale in Bagshot you should check with your lawyer. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Bagshot

Are you able to conduct a mortgage with Leeds Building Society in Bagshot? Yes we are on the mortgage Panel for this lender.

We see that you do not have an office in Bagshot? Is this a concern? No because like all modern firms we depend on technology to assist us in our firm to ensure that matters are dealt with speedily. Your proximity to our office is not important. We are also authorised by the Solicitors Regulation Authority to carry out work throughout England and Wales (which obviously includes Bagshot).

If you are a first time buyer what additional expenses can we anticipate? If you are using a Help to Buy ISA or Lifetime ISA your conveyancer are required to make certain actions to ensure release of those monies including any bonus. If you complete the online quote you will see there is an yes no box for Help to Buy ISA or Lifetime ISA. Please chose yes if you have one. You will usually save on Stamp Duty which will be nil up to £300k. If you select “yes” to the “First Time Buyer” option on the conveyancing quote the correct rate will calculate for you.

If I am Buying my first house and I already own a share in another home or a buy to let will I pay higher rate stamp duty? This is complex. In certain circumstances you will not need to pay this for example if you have recently inherited a share in a property. We would need to advise you specifically on this.

If we are buying a maisonette what additional costs can we anticipate? This is one tricky area where we cannot give you all the expenses up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and management companies also vary. They can also be two parties to deal with i.e a landlords and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £650. This is why the government is considering regulating this area.

If we are selling a flat in a retirement development what additional expenses can we anticipate? We cannot give you all the figures up front in our estimate. There are going to be two potential costs. First, the costs charged by freeholder and management companies will vary for providing replies often in a form called LPE1. The charge for this varies from company to company usually it is around £300 but is can be higher in extreme cases. Second, the lease may contains a mechanism for the assignor to pay a payment to the landlord based on a percentage of the sale price which is mainly 1% although other formula may be used. The lease will need to be checked carefully.
