How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer period if you are trading selling down and have a lot of items to clear. You can speed the process if it is a first time buy. You may be able to exchange and complete simultaneously. However your instructions depend on what  others in the chain will agree to.

Always check what you are purchasing? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the most common errors a purchaser makes is not checking the plan properly. It is a best to visit the site to check that what is shown on the plan agrees with what you think you’re acquiring on site. All too often home buyers mistakenly think that a piece of land at the side or rear of the site is theirs,only to discover that the legal title to the land parcel doesn’t include this bit of garden. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the land it stands on. As you own everything you are responsible for all expenses necessary to maintain the fabric of the building. Leasehold usually applies to flats or maisonettes although in some parts of the country including Bapchild some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a minor ground rent of a few hundred pounds to the freeholder each year. If we are selling a house in a retirement development what additional expenses can we anticipate? We cannot give you all the costs up front in our quote. There are going to be two potential costs. First, the costs charged by landlords and management companies will vary for providing information often in a pro forma response called LPE1. The charge for this varies from company to company usually it is approximately £200 but is can be higher in unusual cases. Second, the lease often contains a mechanism for the outgoing to pay a fee to the management company based on a percentage of the sale price which is mainly 2% although other formula may be used. About Bapchild.

Bapchild is a village and civil parish in the Swale district of Kent, England, about two miles inside of Sittingbourne. It lies on the old Roman road (Watling Street) now the A2, and according to the 2001 census, the parish had a population of 1,068, including Tonge, increasing to 1,141 at the 2011 Census.

According to Edward Hasted in 1800, it was anciently written ‘Beccanceld’ which is Old English for ‘moist and bleak’ and was mostly a marshland.

According to a late seventh or early eighth century charter, the Synod of Baccanceld was held in Bapchild, but historians now believe that the charter is a forgery.

The village has its own church, the Grade I listed ‘Church of St Lawrence’. in the diocese of Canterbury, in Kent, and in the deanery of Sittingbourne.

Other listed buildings in the parish include, the former post office, No 35, The Street (on the A2 road), and No 1, School Lane

Bapchild was also on the planned extension of the Swale Way (a bypass route, called the ‘Sittingbourne Northern Relief road’ (built in 2010/11)), which passes over the Milton Creek heads from the A249 road (past Kemsley) towards the Eurolink Industrial estate in Murston and then towards the East Hall Farm residential development.
Plans were to extend it, over the railway to Bapchild, and onwards to the Kent Science Park near Highsted, before joining the M2 Motorway, but these have been put on hold due to cost and planning issues.
