Searches on my Conveyancing Quote

What is not included in a local authority search? Note that local searches are often relevant to only the land you are purchasing and might not show developments next door or located a short distance away. (Tip: in this instance you may wish to make additional enquiries at your local council covering Barnaby Green. Usually, you can search most planning applications on the web by postcode or by map search).

Do you recommend that I get a Environmental search on the property that we are buying in Barnaby Green? Yes we including this in our quote. We would always recommend an environmental search on the area you intend to purchase which is available from a number of search companies including Landmark. The environmental check results provide details of present and past environmental risks together with a assessment from an environmental expert confirming whether or not the area, based upon the information revealed by the search, could be designated contaminated land by the council.

What is a drainage search ? A water authority search confirms to a prospective purchaser that the home they are buying is connected to the mains water supply and mains drainage. This is particularly worth knowing in parts of Barnaby Green which are rural as there may be a a private drainage system.

General Conveyancing Tips

How long does conveyancing take? For relatively straightforward sale or purchase, expect the conveyancing of your house to take between eight and twelve weeks.

Always check what you are acquiring? We will always send you a document known as the ‘title plan’ (sometimes called filed plan}. This will show the full outline of the property you are buying – the boundary will usually be marked red. One of the biggest errors a customer makes is not checking the plan properly. It is a best to go to the property to check that what is shown on the plan agrees with what you think you’re looking at on site. All too often customers mistakenly think that a piece of land at the side or rear of the home is theirs, only to find out that the legal title to the site doesn’t include this bit of garden. Always be satisfied that the title plan matches the physical position at the property.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you own everything you are responsible for all expenses necessary to uphold the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Barnaby Green some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a minor ground rent of a few hundred pounds to the freeholder each year. For leasehold there will be a lease agreement with the freeholder setting out the rights and obligations including the requirement to contribute jointly to the upkeep of the building in which the leasehold property is situated and possibly also building insurance.

FAQs in Barnaby Green

Are you on the panel of First Direct? Yes we act for all major lenders and many smaller lenders.

Are you able to oversee Help to Buy ISAs in Barnaby Green? Yes we are on the panel so we can deal with Help to Buy ISAs.

What is a first time buyer? The characterisation of a first time buyer may differ from your mortgage product when considering Stamp Duty Land Tax. A first time buyer according to the the Government is an real person who has never owned an interest in any residential property in the UK or anywhere else in the world and who intends to occupy the property as their main residence. If you select “yes” to the “First Time Buyer” question on the conveyancing quote the correct rate will calculate for you.

If I am buying and selling a home which I live in and I own a buy to let will I pay higher rate stamp duty? No provided both properties (sale and purchase) complete together. You will pay the normal rates of duty. If you buy a new home before you sell (even if the gap is 24 hours then you need to pay the higher rate of duty and then claim it back. You can request a refund for the amount above the normal Stamp Duty rates provided you sell your previous main property within 3 years.

If we are buying a leasehold what additional costs can we anticipate? This is one tricky area where we cannot give you all the costs up front in our on line quote. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a freeholder and management companies who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £550. This is why the government is considering regulating this area.

We are administrators of our fathers estate. Do you deal with sales by administrators? Yes. As executors of the Estate you can sell and our costs remain the same as our standard quote for this type of Seller.

In 1961 the civil parish had a population of 427. In 1987 the parish was merged with Henham to form “Wangford with Henham”.
