What is not included in a local authority search? Note that local searches are often relevant to only the house you are purchasing and might not show developments next door or located a short distance away. (Tip: in this instance you may wish to make additional enquiries at your borough council covering Barnard Castle. How long between exchange and completion? This is usually two weeks, but does not have to be. You can request a longer period if you are trading trading down and have a lot of items to get rid of. You can accelerate the process if it is a first time buy. You may be able to exchange and complete on the same day. However your choice depend on what  others in the chain will agree to.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when obtaining a quote what disbursements apply to your transaction and question any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £75 cheaper than Firm A, but what about that unusual ‘disbursement’ of £125 that Firm B is charging as an ‘expedition fee’? In reality it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound better by adding on their fees disguised as ‘disbursements’. Make sure that any estimates you download contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the land it stands on. There are going to be two potential costs. First, the costs charged by freeholder and managing agents will vary for providing information often in a form called LPE1. The charge for this varies from organisation to organisation often it is around £2500 but is can be more in extreme cases. Second, the lease usually contains a mechanism for the outgoing to pay a payment to the landlord based on a % of the market value which is mainly around 1-2% although other formula may be used. The lease will need to be checked carefully.

Barnard Castle (locally [ˈbɑːnəd ˈkæsəl], BAH-nəd KASS-əl) is a market town in Teesdale, County Durham, England. It is named after the castle around which it was built.
