Searches on my Conveyancing Quote

How long do Local Authority search searches take? The wait time for a Official Local Authority search can vary significantly, from 24 hours to six weeks! Although we order all our Enquiries of the local authority search electronically some searches are still processed administered manually by the local council. Also the search timescale can be affected by seasonal demand levels and local council staffing levels.

I believe that the Land Charges Searches in Barnburgh will show if the land is contaminated. Is that right? That is not correct. Whilst it is correct that councils are now in the process of locating contaminated land and recording these land parcels on registers – this is a process which will take a an uncertain amount of time to accomplish. Needless to say any property listed within these locations will be difficult to sell in the future. Unfortunately these records although disclosed by any Con29 Search are likely to be incomplete.

Apart from showing that the site in Barnburgh is connected to the mains water supply and mains drainage what other data does a water authority search contain? A a CON29 DW search confirms to a potential interested party that the site they are interested in does not need a “build over consent” because the seller has constructed an alteration close to a public drain. It also shows a raft of other replies such as water quality and historical evidence of internal sewer flooding.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Mouzzam was extremely helpful with our sale and purchase. Always quick to answer my frequent emails and kept us up to date with the whole process of buying and selling our home. I couldn’t fault the service that we recieved and wouldn’t hesitate to recommend them for conveyancing. We have now used KER on three separate occasions for a property purchase, sale and lease extension. On all occasions Mouzzam has provided a thorough, professional and prompt service. We would recommend KER. Very professional, prompt and efficient service.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

There is often a mortgage to obtain and it should be noted that a conveyancing solicitor cannot rely on a quick email by mortgage broker or anyone else. The Firm will need to have sight of your formal written offer of mortgage in order that he may (i) verify that you are getting the loan you need and be able to check that you can comply with any lender’s conditions imposed in the mortgage offer.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when looking at a estimate what disbursements apply to your transaction and ask about any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £99 cheaper than Firm A, but what about that unusual ‘disbursement’ of £125 that Firm B is charging as an ‘expedition fee’? In practice it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound more competitive by adding on their legal fees disguised as ‘disbursements’. Make sure that any written quotes you order contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the property it stands on. As you have everything you are responsible for all expenses necessary to upkeep the fabric of the building. Leasehold usually applies to flats or maisonettes although in some parts of the country including Barnburgh some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a small ground rent of a few pounds to the freeholder each year. For leasehold there will be a lease agreement with the landlord setting out the rights and obligations including the requirement to contribute jointly to the care of the building in which the leasehold property is situated and possibly also building insurance.

FAQs in Barnburgh

Are you able to oversee a mortgage with First Direct in Barnburgh? Yes we are on the mortgage Panel for this lender.

Are you able to deal with Help to Buy ISAs in Barnburgh? Yes we are on the panel so we can deal with Help to Buy ISAs.

What is a first time buyer? The definition of a first time buyer may differ from your mortgage product when considering SDLT. A first time buyer according to the Inland Revenue is an person who has never owned an interest in any residential property in the United Kingdom or anywhere else in the world and who intends to occupy the property as their home. If you chose “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

If I am Buying my first house and I already own a share in another home or a buy to let will I pay higher rate stamp duty? This is complex. In certain circumstances you will not need to pay this for example if you have recently inherited a share in a property. We would need to advise you specifically on this.

If we are buying a leasehold what additional payments can we anticipate? This is one tricky area where we cannot give you all the figures up front in our quote. This is because leases vary in their requirements and also the costs charged by landlords and managing agents also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £500. This is why the government is considering regulating this area.

If we are selling a leasehold what additional costs can we anticipate? We cannot give you all the expenses up front in our quote. The costs charged by landlords and management companies will vary for providing information packs often in a pro forma response called LPE1. The charge for this varies from organisation to organisation broadly it is approximately £200 but is can be higher in rare cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the management or very small buildings such as a single house converted into two flats.
