How long does conveyancing take? For relatively easy sale or purchase, expect the conveyancing of your property to take possibly eight and twelve weeks.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by conveyancing solicitors to third parties such as search fees and Land Registry fees and stamp duty. Double check when obtaining a quote what disbursements apply to your sale and question any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £125 cheaper than Firm A, but what about that unusual ‘disbursement’ of £125 that Firm B is charging as an ‘expedition fee’? In practice it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound more competitive by adding on costs disguised as ‘disbursements’. Make sure that any estimates you download contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

About Barnburgh.

Barnburgh is a village and civil parish in the Metropolitan Borough of Doncaster in South Yorkshire, England. The village is adjacent to the village of Harlington – the parish contains both villages, and according to the 2001 census it had a population of 1,979, reducing to 1,924 at the 2011 Census. The village is located 3 miles (4.8 km) north of Mexborough, 2 miles (3.2 km) east of Goldthorpe and 8 miles (13 km) west of Doncaster itself.

In the centre of the village is the parish church of St Peter, which is famous for the legend of the ‘Cat and Man’ and is mainly of Norman and Transitional architectural styles.

There was a coal mine situated half a mile west of the village called Barnburgh Main Colliery, which operated between 1911 and 1989.
