Searches on my Conveyancing Quote

What is included in a local authority search covering Barns Green? There are two parts to a local authority search – LLC1 and Enquiries of the local authority. The second part of the search – CON29 – supplies information relating to whether the roadway abutting the property is public or private, proposals for new road schemes, rail schemes or planning permissions relating to the land. The results can also include outstanding statutory notices, breaches of planning or building regulations or the existence of a compulsory purchase order. Environmental factors, such as whether the house stands on contaminated land or in a Radon gas affected area are also covered but see out comments on Environmental Searches also.

I am told that the local authority Searches in Barns Green will show if the land is contaminated. Is that correct? No. Whilst it is correct that Local Authorities are now in the process of identifying polluted sites and recording these properties on registers – this is a process which will take a unknown period of time to deliver upon. Needless to say any sites named within these areas will be difficult to sell in the future. Unfortunately these records although disclosed by any local authority Search are likely to be incomplete.

Why is a drainage search decisive if you want to extent or alter the property in Barns Green? One of the important replies shows a plan of of any public sewer within the house you are buying. This is important because if you want to build close to a public drain you might need a ‘Build-over Agreement’ with the water authority. This may stop what you want to build and/or make the works more expensive.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Highly recommended! We have used K.E.R for two purchases now, both which had very complicated and long drawn out issues. They were always approachable, gave excellent advice and managed to get to the bottom of all issues. Their patience and …More i was very happy with the services provided by Mouzzam Yamin in relation to a potential property purchase, especially with his prompt responses and communication, which is so important during a lengthy property purchase process. I would use him again and have recommended him to my friends. Just a note of thanks to Mouzzam for helping us through the conveyacing for our new house. The entire process was completed in barely about 5 weeks!.

Remember if the process drags on, we will not hit you with additional charges.

Our price is fixed.

General Conveyancing Tips

Remember there are invariably one or more connect sales involved in the “chain” and the interdependence of these purchases means that everyone moves at the pace of the slowest link in the chain.

The Legal Ombudsman advises “Be wary of hidden costs, disbursements and VAT”. Disbursements are sums paid by lawyers to third parties such as search fees and Land Registry fees and stamp duty. Double check when examining a quote what disbursements apply to your sale and purchase and ask about any disbursements that haven’t been mentioned by other firms. For example, Firm B might quote legal fees at £125 cheaper than Firm A, but what about that unusual ‘disbursement’ of £195 that Firm B is charging as an ‘expedition fee’? In truth it may not really be a disbursement at all, but might be a way of Firm B making their overall quote sound more competitive by adding on their fees disguised as ‘disbursements’. Make sure that any quotes you download contain all costs, disbursements and VAT. Beware of quotes that look a lot cheaper than others – as the saying goes, if it looks too good to be true, it probably is.

What is the difference between freehold and leasehold property? If you own a freehold property it invariable means you own a house or bungalow and that includes the whole building and the ground it stands on. As you own everything you are responsible for all costs needed to sustain the fabric of the house. Leasehold usually applies to flats or maisonettes although in some parts of the country including Barns Green some houses are also leasehold. Leasehold means you effectively lease a property for a number of years – usually a very long period of 99, 125 or even 999 years. You may pay a minor ground rent of a few pounds to the landlord each year. For leasehold there will be a lease agreement with the landlord setting out the rights and obligations including the requirement to pay jointly to the maintenance of the building in which the leasehold property is located and possibly also building insurance.

FAQs in Barns Green

Are you able to deal with a mortgage with Melton Mowbray Building Society in Barns Green? Yes we are on the mortgage Panel for this lender.

Are you able to manage Lifetime ISAs? Yes we deal with Lifetime ISAs in Barns Green.

What Stamp Duty Land Tax will I pay if I am a first time buyer? First time buyers paying three hundred thousand pounds or lower for a residential property will pay no Stamp Duty Land Tax. If you are paying between three hundred thousand pounds and five hundred thousand pounds will pay SDLT at 5% on the amount of the purchase price in excess of £300,000 – a reduction of £5,000 compared to standard rates of SDLT. If the price is over £500,000 there is no relief for the first time buyer and the normal rates apply. If you select “yes” to the “First Time Buyer” toggle on the conveyancing quote the correct rate will calculate for you.

If I buy a new home to live in but do not sell my present house what is the Stamp Duty Land Tax position? Buyers of additional residential properties, such as second homes and buy-to-let properties, will have to pay an extra 3% in on top of current rates of Stamp Duty Land Tax for each band for all property over forty thousand pounds. If you chose “yes” to the “Buy to Let/Second Owner” toggle on the conveyancing quote the correct rate will calculate for you.

If we are buying a maisonette what additional costs can we anticipate? This is one tricky area where we cannot give you all the costs up front in our estimate. This is because leases vary in their requirements and also the costs charged by landlords and managing agents also vary. They can also be two parties to deal with i.e a freeholder and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £450. This is why the government is considering regulating this area.

If we are selling a flat in a retirement development what additional expenses can we anticipate? We cannot give you all the figures up front in our estimate. There are going to be two potential costs. First, the costs charged by landlords and management companies will vary for providing information often in a questionnaire called LPE1. The charge for this varies from organisation to organisation usually it is approximately £2500 but is can be more in rare cases. Second, the lease could contains a clause for the assignor to pay a charge to the landlord based on a % of the sale price which is sometimes 1% although other formula may be used. The lease will need to be checked carefully.
