Searches on my Conveyancing Quote

How long do Enquiries of the local authority search searches take? The ETA for a Local Authority search can vary significantly, from 24 hours to six weeks! Although we order all our Enquiries of the local authority search through an electronic search provider some searches are still processed completed manually by the Local Authority. Also the search timescale can be affected by seasonal demand levels and council staffing levels.

Do you recommend that both of us order a Environmental enquiry on the property that we are buying in Barnwood? Yes we including this in our quote. We would always recommend an environmental search on the properties you intend to purchase which is available from a number of suppliers including Homecheck. The environmental enquiry results provide details of present and past environmental risks together with a assessment from an environmental expert confirming whether or not the land parcel, based upon the information revealed by the search, is likely to be classified contaminated land by the local council.

Why is a a CON29DW fundamental if you want to extent or alter the land parcel in Barnwood? One of the vital replies shows the location of any public sewer within the home you are buying. This is important because if you want to build close to a public drain you might need a ‘Build-over Agreement’ with the water authority. This may restrict what you want to build and/or make the works more costly.

⭐️⭐️⭐️⭐️⭐️ Reviews of our Service

Would highly recommend Mouzzam at KER. Transaction went through very quickly and smoothly. He always responded quickly to any queries I had. I recommend this firm without any doubt. Mouzzam in particular has been extremely helpful throughout the purchase of our home and has been very easy to liaise with. They (Kenneth, Elliot and Rowe) offer a fantastic service and would definately use them again.

General Conveyancing Tips

Remember there are often many related transactions involved in the “chain” and the interdependence of these sales means that everyone moves at the pace of the slowest transaction.

The Legal Ombudsman advises “Be wary of referrals and recommendations” There are lots of vested interests in the conveyancing transaction; estate agents, mortgage brokers and mortgage lenders might all suggest law firms for you to use. They may make this sound like it is essential for your matter to use these firms. Whilst some are genuine recommendations often there might be a payment relationship behind the recommendation. Ask how much your agent is being paid by the lawyer – you may be surprised at the amount – if they are properly regulated they are meant to tell you. If you want to read more about referral fees see this article from the Daily Mail. Remember that you are free to choose your own lawyer.

What are the title deeds? The title deeds are the documents showing ownership of a property. Historically these were originally bundles of papers – there are known as ‘unregistered title deeds’ but now the Land Registry stores evidence of the title electronically – this is referred to as a registered title. The original paper deeds are usually stored by a mortgage lender or solicitor. If these deeds are destroyed this can cause problems. Registration has been compulsory for all dealing with the property for some times now although this was brought in at different times across the country. For the time period in Barnwood you should check with your solicitor. Thankfully most deeds are now registered and cannot be mislaid. The cost of obtaining ‘official copies’ of the title are included in the conveyancing quote.

FAQs in Barnwood

Are you on the panel of Ipswich Building Society? Yes we act for all major lenders and many smaller lenders.

Are you able to deal with Lifetime ISAs? Yes we deal with Lifetime ISAs in Barnwood.

What Stamp Duty Land Tax will I pay if I am a first time buyer? First time buyers paying £300,000 or lower for a residential property will pay no Stamp Duty . If you are paying between three hundred thousand pounds and £500,000 will pay SDLT at 5% on the amount of the purchase price in excess of £300k – a reduction of £5,000 compared to standard rates of Stamp Duty . If the price is over £500,000 there is no relief for the first time buyer and the normal rates apply. If you chose “yes” to the “First Time Buyer” question on the conveyancing quote the correct rate will calculate for you.

If I am buying and selling a home which I live in and I own a buy to let will I pay higher rate stamp duty? No provided both properties (sale and purchase) complete together. You will pay the normal rates of duty. If you buy a new home before you sell (even if the gap is 1 day then you need to pay the higher rate of duty and then claim it back. You can request a refund for the amount above the normal Stamp Duty rates provided you sell your previous main home within 3 years.

If we are buying a leasehold what additional disbursements can we anticipate? This is one tricky area where we cannot give you all the disbursements up front in our estimate. This is because leases vary in their requirements and also the costs charged by freeholder and management companies also vary. They can also be two parties to deal with i.e a landlords and managing agents who both charge. These charges therefore vary considerably with some leasehold purchases the fees can be as low as £10 but in extreme cases the costs charged can be around £550. This is why the government is considering regulating this area.

If we are selling a leasehold what additional fees can we anticipate? We cannot give you all the figures up front in our quote. The costs charged by landlords and managing agents will vary for providing replies often in a pro forma response called LPE1. The charge for this varies from company to company on average it is around £200-300 but is can be higher in unusual cases. Also in some cases you may not be charged – this will be restricted usually to either share of freehold where the residents run the maintenance or very small buildings such as a single house converted into 2 flats.

About Barnwood.

Barnwood, in Gloucestershire, England is on the old Roman road that links the City of Gloucester with Hucclecote, Brockworth and Cirencester.

Barnwood was originally a small village. The Church of England parish church of St Lawrence, about two miles east of the city centre of Gloucester, is known for The Barnwood Guild of Church Bellringers, inaugurated in 1952. However, bell ringing has a long history in the Gloucester area and Barnwood had long been a part of it when its activities were disrupted by World War II.

Samuel and Anne Bubb, who were grandparents of the inventor Sir Charles Wheatstone (1802–75), lived at Barnwood Manor House. Biographical notes of 1887 say that Sir Charles stated that he was born in the house and lived there as a young child, and this was the scene of some of his earliest experiments. In later years Wheatstone often returned to Barnwood. A local public house is named The Wheatstone Inn after him.

The architect Frederick S. Waller (1822–1905), sometime resident architect at Gloucester Cathedral, lived and died at Barnwood.

The Generation Design and Construction Division of the CEGB became the centre of a new office development when it moved here in the early 1970s. This then became the corporate headquarters of Nuclear Electric, and later the English offices of the (nominally Scottish-based) British Energy, which in 2009 became part of EDF Energy. Other major companies in Barnwood include Claranet, Cheltenham & Gloucester and InterCall. There is also a Holiday Inn, Sainsbury’s, Virgin Active and Tenpin Ltd in the area.

Barnwood Park School is a secondary school located in the area.

Barnwood Arboretum is set on the grounds of the Barnwood House Hospital which was closed in 1968 and finally demolished in 2000. The arboretum consists of an enclosed woodland area that is cared for and conserved by Gloucester City Council in conjunction with the Friends of Barnwood Arboretum (FOBA). The Arboretum’s main entrance is located off Church Lane, Barnwood and provides its visitors with various habitats, for example, grassland and wetland, and is set amongst a collection of mature native and exotic specimen trees.

Barnwood arboretum has benefited from improved access, information boards and tree identifications. The Friends also organise a wide range of events throughout the year to encourage local citizens to use the area in an educational manner.
